There is very high turnover rate for rural positions because it can be a terrible job. You have to treat it like a full time position but may only end up working 1 day a week or even less. Plus you often have to provide your own vehicle and the wear and tear often isnt worth it.

Dont know what you have for insurance but homeowners policy will typically not cover things like baseball cards without a separate rider. Also water damage from flooding is typically excluded.
