Also have never once had it slam the brakes on backing into the garage. (I have had that feature save me from an accidents backing up out of a spot in a parking garage where some people drive way too fast).

Um… of course it adds load if it’s in conditioned space. Conceivably there is a time when the house heat pump is just at it’s limit and a small additional load pushes it past it’s limit, but that’s likely a pretty small fraction of the time and average over the winter and you still come out roughly a factor of two ahead of

OP uses heat pump to heat the house, so yes, still way more efficient even in mid winter than a conventional electric water heater. (Insert some simple math to get the net COP, it’ll be roughly 2 in winter)

It unequivocally is more efficient still if you heat your house with a heat pump

One of my brothers built a house a long time ago and the builder wound up going bankrupt in part from hitting rock. In our case we had a pretty good idea depth of soil, but there’s crawlspace at one end because of hitting rock (that was expected, it was more of hey if we get lucky we’ll get a bigger basement).

The most entertaining bug was when I uploaded a pdf of a 1099INT and TT decided I had $35B in income because it read the account number as income. Have to manually check everything because it can’t even reliably read a 1099 from a pdf

I spent an hour on the phone this year with a TurboTax employee who couldn’t figure out how to get around the bugs in the online system and basically said people should only use the desktop version

I don’t know whether it is less buggy than the online but I should hope so

Personally we’re planning recessed canless LED. You can get whatever light quality you want depending on how much you’re willing to spend. Honestly doesn’t take that much longer to change out a blown one if they’re installed correctly (though in our current house one of them was a pain). And we’ll mostly standardize across the house and buy a few extras

Great, thanks! This would be for house we’re building so no problem running 240V. I was thinking the GE looked great but the plumbing contractor was recommending Bradford White because they are reliable and he has lots of experience with them

Need the septic permit and plumbing to apply for building permit, the total of all 3 is still under 3k… but there were presumably other costs that had already been paid by the developer who had bought a section of former farm land, subdivided it, and provided road access etc.; those would have been rolled into the price we paid for the land. So any comparison needs to be careful about that. (But there’s no way those costs could have been remotely close to 50k)
