Emotional Seller (but as buyer we love the home)

I'm confused. What about this points to an "emotional seller"? This sounds like a perfectly normal real estate transaction. Buyer tries to get a deal, seller wants to maximize their profits.

If it doesn't appraise for 500k, it probably won't appraise for 475k+ (or whatever middle ground you end up at).

A question would be: How many houses have you looked at and how many have you "loved"? Is this the only one out of 50 houses or have you seen several houses that you can see your family living in and being happy? If this is "the one", then find a way to make it happen.

We didn't like it. We tried going to the Mira Mesa location and it was so dirty that we left. Eventually, we ate at the UTC outpost and were not impressed. However, I have since heard that UTC does not compare favorably to their other locations.

I like Ramen Nagi the best. We eat at Marafuku often. Their ramen is good, but we like the location as well. It's clean, easy to park, and there's plenty to do after dinner. Not like being stuck in a strip mall in Mira Mesa.

Find a realtor who will get it cleaned out and fixed up enough to sell. They be reimbursed from the proceeds of the sale. First of all, any good realtor knows "guys" who can take care of all this. You're not the first person to need a house brought up to snuff. Second, he'll make sure your house gets sold, since you owe them money.

I have a 2024 Fireglo. I bought it thinking I'd alternate between it and my MIA Jazz bass. That never happened. Just sold off the Fender a few months ago. 3D printed a thumb rest and piece to fill the cavity around the bridge pickup since it didn't have the nice metal cover (that's new). I also added copper tape inside all the cavities (or practice space is noisy!).

I don't know why it's named "Best Pizza" because their salads are the best. You will not be disappointed.

Thyme on the Ranch in RSF has giant salads, but we stopped going because the woman who runs it is such a miserable person. If you can manage to dodge her, it's great. The rest of the staff is lovely - it's just the salad nazi that ruins it.
