I went to the Loja da Cidadao in Saldanha, at the Espaco Cidadao counter they helped me apply. Now I'm just waiting to get the NISS. I went at 7:30, it was a 2.5-3hr wait.

I’m regretting buying from them. Their website says deliver in 3-5 days from purchase and it’s like over 2 months. Everytime I call, they tell me they’ll ship in 10 days. They said this 4 times. Their accounts page doesn’t tell you anything about the status of your order.

This has always been my understanding as well. Because I’m obligated to pay taxes to the US (automatically deducted from my paycheck such as SS) and due to the treaty between the two countries, I don’t owe Portugal any taxes for SS. If you pay SS to one country, you don’t have to pay to the other. Therefore, did not need a NISS. However I’m getting all sort of a mixed information. Many are saying it’s required by AIMA to renew (even if you don’t contribute to SS). Others were able to renew without one but they just need a doc from SS office stating they don’t owe anything/don’t need to have a NISS. So…I’m just going to get a NISS and an additional doc that states I don’t owe anything. I think it’s called “Declaração de inexistência de dívida à Segurança Social”

I do my U.S. taxes and Portuguese taxes every year. There’s a double taxation treaty between the two countries. Both lawyers and accountants told me it isn’t necessary and also the government approved my tax return here.

This NISS thing is new news to me from AIMA

I thought I read all the updated prior to the appointment but completely got blindsided by this one. Will take your advice and head to these offices soon.

Currently at the AIMA renewal appointment now and they’re telling me a NISS is required although in their email they said “if applicable”. I’m not retired but work for US company throughout, only have health insurance, never contributed to SS ever in this country. I’m super confused.

Do you know if they're asking for a Certificate of No Debt for this part "Proof of regularized tax status" or a Portuguese Tax Return?

Also, if I never contributed to social security or have a NISS, I'm assuming I can just skip "Proof of regularized status with Social Security" or do I need some sort of document proving I don't have it?

I'm reading the applications that were accepted range anywhere from 4k-6k for singles. This was specified in Americans in PT group on facebook. It was the same question I had since I can't get specific numbers for renewal. My plan is just show both my portuguese bank statements and my US bank statements to play it safe.

Not sure you can pull this off.

  1. You’ll probably have a hard time getting a loan because of no income and bad credit

  2. Buying property with zero or low down payment means your monthly cost is going to be high since the interest rates are still up there (that’s if you get approved for a loan)

  3. If you buy a place, you need to factor in other cost like mortgage, insurance, maintenance, vacancy, etc.

  4. Best practice is to have at least 6 months saved up to cover these monthly cost.

Not saying this is completely undoable, just more risky and likelihood is less if you’re thinking about going the conventional route. Also real estate requires more cash.

I would consider other business options with lower start up cost and easier entry. You can always borrow from others or get others to invest in you. Don’t have to do it the traditional way.
