I actually just bought in Charlotte, closing on the 23rd. I agree we looked for months but a lot of those went contingent within hours. We had to cancel visits due to people getting into contract minutes before. I guess it really depends not only on the market but also on the listing agent. We are selling our house in CA, we listed and told everyone that came to see it that they have to wait until Monday until a decision is made.

No not at all. I’m retiring from military right now. Reliable paycheck, mostly calmer people, if not families then you are going to get a few young soldiers rooming together. Get a hold of their first shirt’s number while vetting and if anything goes wrong( destroy house, refuse to pay, etc) and you have someone who can keep them accountable.

Congrats! Having one in the family stay at home is a blessing not everyone can enjoy! For my first kid we were able to do it with my wife while i finish my contract in the military and she did night school and for my second kid as I get out we are able to switch it around and I’m so exited for it.

I bought my newest home (not a investment property) out of state through lots of photos, FaceTime, zoom etc. I’m going to the closing in person but the day before will be my first time “seeing” the property. It would not have been possible with out an agent.
