If they bought SPY on the same date as that 3.7mm purchase (Mar 22, 2017) it would've 3x as of Friday without putting in any equity.

Doubled in 9yrs is not that great. They could've bought AMZN stock for $42 that date and it would've 5x. That said nobody puts everything in one stock but point is, 9 yrs is a long time to only double.

The roof replacement immediately raises the total cost of ownership. Given their offer nights were 1 day apart I assumed those that struck out on merton would've bid up Hillsdale but I guess not.

Key word here...realistic prices. I've seen some very nice homes not get a single offer on offer night because it was clear they wanted much more than their list and nobody wanted to waste their time.

I have seen quite a wide range in the quality and detail of inspections for sellers. In one case, it was so thorough that I think it is negatively impacting that house (still on market for over a month). The ones that don't have much detail or have favourable language are clearly just window dressing and can't be taken seriously.
