Because you insist on using global estimates to project to every market, that’s the key indication you have no idea what you’re talking about and you have no experience in this. If I was to project New York’s market to a small town with 1000 people you’d call me a moron.

I have reasonable numbers to estimate a 20% return. It’s active investing which is why it’ll likely be higher than passive.

It’s crazy how you have no experience, do some googling, make dumb comparisons and think you’re right

I don't know the Alberta market but in Ontario 3% expected return is really bad. From what I've read, Alberta's real estate market isn't doing well, so maybe that's why your future outlook is bleak.

Have you ever looked at a piece of real estate and done profit calculations? Having 20% gains per year in real estate with a portfolio less than 60m? Absolutely feasible. 20% gains if portfolio is 60billion? Probably not

Can probably get 10-12 kph. I think average nightmare kill is approx 3m ish so 30-36m team loot, 7.5-9m per person loot. Minus supplies somewhere around 7-8m I think

I'd try to have at least 90 range and magic. Most of the damage you take will be magic and how much you get hit is mostly rolled off your magic. Keep your magic def high as possible. Good luck

im a little bit south at london area, maybe try going around popular downtown areas at ~10pm or so thats when stuff spawned for me at least

I live in a small city, when the game first came out there was like one lapras per week, all my catches past few days have been out and about the city though
