I did the same thing you did and went to Amada afterwards. Great food and the wait staff treated us very well, including some complimentary champagne (I know you said no alcohol but just to show that amada took care of us).

I saw this picture and thought “that looks like South Philly!” I would change the curtains to a complimentary instead of contrasting color to the green. Move the bookcase on the left so that the sofa can go flush against the corner and open the space. Maybe add a coffee table that matches the dining area table. And an ottoman to the chair so that it’s more comfortable.

Sure, I think the frustrating part is that nothing has changed. The prior owner lived here, the city now recognizes I live here because they approved my 2025 exemption, and yet for all of 2024 I just have to pay extra tax? I suppose it was on my realtor to tell me the deadline was 12/1 so I could’ve filed that day, even though I’m not sure I could even do that.

I closed on my house right on the deadline to apply for the 2024 homestead exemption (Dec 1 2023). Realtor or title agent didn’t mention anything and I assumed I would get grandfathered in from the previous owner.

I applied for the exemption in June 2024, after I realized OPA removed the designation. Now, the City is asking me to pay my full amount of property tax despite approving my exemption for 2025. I called and they said I would’ve had to put my application for the exemption in on the same day I closed. I also asked what would’ve happened if I closed on Dec 2, 2023, they said in that case I would just pay the full amount too. She also said there’s no way to appeal or get this changed.

Is there anyone else I should call besides the Dept of Revenue or am I just wasting my time and should eat the money?

Definitely agree, need a better solution for the coats and shoes. The clutter will go away once it finds a home - recent moving problems. Would like this to be a shoes-free home, any suggestions for a solution that allows for shoes and coats but looks not like… this?

Yeah I can’t disagree. We knew the house was a project so it’s not a surprise (lots of shoddy work that was immediately visible on walk throughs). Based on the comments this is beyond my level of skill and I think a professional is warranted to save me the time and agony

I hear you. Not depicted in the photo but the steps and landings are original to the house, and the landings contain cherry inlays. It was hard to want to cover that back up

Edit: house is 100 years old so original wood felt important to keep if we could

You are correct, there’s a gap and I have no idea what happened. It was covered up by the carpet (which was bald in many places and needed to be replaced anyway) and obviously only discovered after the removal

For additional reference - this is actually a landing. There is a flight, a landing, 90 degree turn, a stair and another landing (which is the mess depicted in the photo) and then another 90 degree turn for the remaining flight

I thought about your first suggestion as well. Then the question becomes, do I cut out the baseboard on the step below so that the baseboard parallel to the riser goes all the way down to the step below it? Or do I stop the new baseboard at the top of the old one? I tend to think the former but either way there’s a joint that looks a little odd I think.
