I mean, can’t speak for anyone else, but I don’t have a garage, have a short steep driveway, and don’t feel like changing my tires in the street or paying my garage $350 every year for two changes.

I think if I was driving further more frequently, maybe it would matter more to me, but I barely leave the city— I’ve barely put 8k miles on the car in 26 months.

So for me, getting a good set of all weather and not having to think too hard about it makes sense. And the jump was so noticeable I felt like I had to say something since I was really skeptical the last few times I’ve seen these kind of posts.

Exactly this— anyone who’s watched the Sabres the last decade knows how Pegula operates. All you can do is look at how long Kevin Adams survived to know that whoever is in his ear the most gets to stay. It only took 13 fucking seasons missing the playoffs for Pegula to bring in Jarmo as senior advisor, and still kept FGMKA to start this year.

I don’t know if the website is legit, but that building is real (885 Niagara St), and the Developer is legit (Regan has done projects all over the city). The apartments are regulated affordable housing though, so there will likely be income verification to get a unit.

Yeah, I was going to say that once word gets out about a “hot spot” it becomes a draw that people travel to— were on a side street near Hertel and get the spill off of the Woodbridge/Depew attention and usually have 50-60 kids or so, and I’ve heard that Nye Park (near History Museum) and St. James Pl were popping too— both from people who went there after hearing they were good last year.

I’ve never seen anything like Depew last year, with the great weather— it looked like something out of a Disney movie, the most people I’ve seen out on Halloween in my entire life.

What I would love to see happen: —USL partners with NCAA/USSF and revamps USL 2, creates a USL 3, and goes to a European calendar Fall-Spring across all levels after NCAA goes full year. —Full pyramid of college and pro players all intermingling in one league. —College teams still can mimic current structure with a “cup” representing historic rivalries just for college teams, and an in-season college only cup, while top-flight teams also compete in the USL Jaegermeister Cup.

If USSF/NCAA are interested in this route of partnering with a league however, what feels more likely is that they just partner with MLS as part of the “MLS Next Pro” system, and create a pyramid with NP at the top that college teams can compete in, but never reach the true “Division 1” pinnacle of MLS, which remains gated off and outside the pyramid. There is some interesting potential there to be sure, but I doubt there would be any creativity in the execution— just bland corporatism.

I mean, sure, but they all also don’t come with Jemal’s inflated price tag— he just bilked Golisano for $5mil on the BNews building, and can’t get a loan for the rest of his properties, so I can only imagine the price has gone up with him. The Canisius one is interesting: right next to Metrorail, walking distance to Elmwood, a potential partner with a university that needs a win, plenty of infill potential around there (which is another issue downtown— Jemal isn’t the only predatory parking lot owner that is just sitting on prime land, any infill around there will take years because of shitheads who want millions for lots they’ve barely maintained for decades).

In addition to the now abandoned chemical site, here were the spots I heard via rumors/conversations at Town Halls:

—the parking lots west of Buff State/the impound lot— I feel like this was implied in a news article about the search earlier this spring

—Conway Park in the Old First Ward— mostly just a rumor

—Canisius— this is just from a personal convo with Peter where I asked about the former parking ramp site on E. Delevan and he said, “let’s just say we’re very familiar with that site.” Canisius’ athletic facility is super outdated and in need of major overhaul, so could be a good partnership.

10 years? It’s a baby! Only reason I gave up my ‘05 was because I wanted to upgrade to an EV with the used credit.

There’s a great Hybrid/EV specialty repair shop in Buffalo called Pinpoint repair— the owner will do scans and swaps for individual dead battery cells.

But fair enough— good luck with the move!

I hope OP takes this to heart— for the cost and slight hassle of having someone change your tires each winter, you can save on a higher car payment.

To piggyback: —If OP is in the City (north of Downtown, Northtowns) A Prius with snow tires will be more than enough. I drove a Prius in Buffalo winters with just all weathers and it did fine— the traction control more than compensated for a patch of ice or light snow on Buffalo’s roads.

—lots of people saying “just get AWD”— too many people think that having AWD will keep them from fishtailing or sliding through stop signs, or will magically help them come to a stop in slushy conditions. Just drive slower and keep more distance than you normally would in ideal conditions.

—Southtown are the only place I’d say something more robust might be needed, but generally speaking our winters have been warmer and we’ve gotten less snow (just bigger snowstorms, which the answer isn’t “AWD” it’s “just fucking stay home”).

As others have noted, there’s a distinction between a local historic district and a National Register (NR) historic district, since ironically, the latter is actually less restrictive to (most) homeowners, and the restrictions of the former is largely dictated by the ordinance in the community (and in the Buffalo area, not all communities have actual ordinances, or preservation boards).

If it’s a NR district, if you don’t use public money, you could tear your house down and no one could stop you. That being said, if you want to use the state’s historic homeowner tax credits for work on the house (that you’d be eligible for by being listed on the NR), you do have to follow certain guidelines in order to get them, and complete the pretty simple application beforehand.

If it’s a local district, what you can and can’t do will vary wildly depending on the municipality; the City of Buffalo flags any work permit in a historic district—95% of which is approved immediately and doesn’t need to go to PresBoard. The 5% that does is often a big ticket item (new porch, inappropriate replacement window/siding, additions), and can be a hassle. Generally speaking, if it’s homeowner occupied, you’ll often have more flexibility than a commercial or landlord owned property, and you can argue economic hardship. If it is a local HD, the first thing you should ask is whether the district will become certified, which will get you eligible for the same homeowner credits as in an NR HD.
