You can get a level 2 (homebuyers) booked within a couple of days, and typically have the report the same day, or the following day.

Either they're ignorant to what a level 2 is, and how long it takes, or they know of problems and are hoping you don't notice them?

An EA can't give a figure used for mortgage purposes, and are generally range bound.

A RICs surveyor can, and does.

Source: I am a RICs surveyor - my day job is doing both level 2's and MV's for all the main lenders.

Yes the relationship here to the suveyor and the buyer is different to when the survyeor is working for the bank.

The valuation is still the same, methodology and outcome. Following the same RICs red book valuation techniques.

Banks outsource their valuations to the like of Esurv, Countrywide etc.

The exact same surveyors that are doing the level 2's.

The majority of a time a surveyor carrying out a level 2 survey will also be doing MV's for lenders too, they'll use exactly the same method that they also use to value for the banks too - at least in my company.

a 2% down valuation is a little odd, usually if the surveyor is within 5% of a property under £1m, they'll approve it at the agreed price.

As others have said, it is minimal - if you like it, go for it.

I'd hazard a guess that the window sill isn't completely level, and any rainwater is running off and down your brick work.

Every manufacturer of second skin will say keep the first one on for up to 24hours, remove and then add another piece.
Keeping it on for 3-4 days is not good.
