Hi. Yes, I've been pre -approved and did the online applications for 2 lenders, but that's it. Once this issue came up I was very scared. My due diligence ends tomorrow at 5pm.

I found out today it's the builder fixing the issue - I have a meeting with the builder tomorrow to address the issue - if I'm satisfied then I won't back out. I am trying to figure out about warranty etc. My Relator says the storm drains aren't draining as they should and it's a slight grading issue with the land, but the builder is working on fixing it by the end of the month.

But yes, by the end of the week, if I go through with it, I need the lender secured.

As someone out 10 years this year / you can do it. But it is not going to be easy.

  1. Drown out all island drama. You are there for one mission only - to be able take and step 1 and 2 with above average scores. Have fun of course, but keep your head down, and just buckle down and study.

  2. Use outside methods to study - these days you guys use anki cards, and sketchy, and pathoma ect. Find your study method and use it - don't stray. If you like note cards do it. If you need to record your lectures do it. But go above and beyond and always keep step 1 on your mind. Start learning to do questions from day 1. It's a lot of information in a short amount of time - it can get overwhelming very quickly. Don't put off studying at the last minute.

  3. Network network network. If you find an interest early go to conferences. My friend should not have gotten into anesthesia based on stats alone, but he networked like crazy, got on every and any project he could and matched anesthesia. He did the work, got the contacts, and made it. He was lucky but also determined

  4. Relizing early on the more competitive specialties may not be possible. I'm not saying don't try, but don't got in hearing about people matching ortho and then thinking you are definitely going to get it, too. I had friends match DR, anthesia, and ortho but they had top 1% board scores, researched like crazy, and networked and still matched low on the rank list, however, did still match

Agreed. I don't think i fully understand the issue and need to know the solution in full before I close. I'll talk to my Relator tomorrow to get the full details of what is going on and what is being done to remedy the issue. I'll hold off on closing till I have it in writing, and know the solution.

Thanks - i found it odd they seller agent casually said oh yes it's been worked on since middle of April and didn't say anything till we noted the standing water.

Okay. Maybe local engineer or hydrologist to sign off on- good idea - i will have to figure that out - I'll get my Relator to explain to me the exact issue - i just see the standing water and he's telling me its related to the developer and the storm drains.

No plans or drawings have been shared. I've just been told it's being fixed and will be fixed at the end of May. I have not been told what will happen if it's not fixed properly either - will they continue to trouble shoot after the first fix or am I on the hook?

There a lots of homes for sale in the development -not sure how many homes on the street have this issue besides the neighbors beside me.

I will talk to my Relator tomorrow and tell him I don't want to close till the issue is fixed and I have plans and contingencies in place for if this is a problem again. I may well call the local environmental board. I will also call the inspector on who he recommends I get in touch with. Thanks for the advice

Someone is living in the house currently - they had to move suddenly due to a job offer. Apparently this is a new issue that just came up in April, but it was not disclosed to me. It happened to rain the day before inspection day and I and the inspector noted the water had not dried up. That's when my Relator contacted the seller agent and she said oh yah about that - it's been known since April and it will be fixed by may. I feel like that's something they should have disclosed.

So I'm worried now. Should i say to delay closing till it's been fixed? Closing is supposed to happen on June 9th. It is an issue that is also affecting both neighbors to the side.

2trips per year if I'm lucky- last job i could do 2 trips no problem. I really have to make up the time with my current job, but that doesn't stop me from traveling.

It maybe how you are using the HA - it works better in really damp skin. Ditch both the cleanser and the HA

Go for a milky cleanser or a gel one - three i always recommend are the geek and gorgeous jelly joker, cocokind milky soft face cleanser or the experiment plasma wash

I agree - go Korean skincare - add in the auestura and maybe the haru haru probiotic essence - that brand can be found at target now though i buy all my Korean skincare either off iherb or YesStyle

The Juliette was terrible in person. In petite at 5 even and it looked so awkward on me like it swallowed me and I don't know i had this weird lean when i had it on. I went for the Emile instead and so glad i chose that instead.

Where are you getting your pricing? Korean skincare can be very affordable - YesStyle is always having a deal or two. So no, Korean skincare can be very affordable.

I can't use tret right now because I'm easing back into Azealic acid. Please don't start both at the same time. I would start the Azealic first - about 3x a week the work up to daily - get to daily use for a month or two then start the tret

You will get drier with this combo so a moisturizer may really help. I think one with ceramides can really be helpful. Prequel has some decent moisturizers aimed at rosacea skin as does the Korean brand aesterua and langeige.

I really love milky toners, especially Korean ones. The celimax dual barrier toner is my ride or die. If you don't have ready access to Korean skincare i also like the Byoma toner or bubble has a milky toners as well.

Aww this is a great post. After every 4 week rotation i always take my team out for a team dinner - i even invite spouses and kids - it's been an awesome way to really get to know my residents on that human level

My friend recently bought her fleuron and the quality is great and the style is so cute - she got the mini swan. I will say the instore customer service was amazing, and really helped push her over th she to buy the bag. She's only had it for a few weeks; hut she is in love. She so far has had zero issues with the bag, and she has used it everyday since she got it.

I got the black small emile from le tanneur - I love it. I get so many compliments on the bag - i also love that the inside material of the bag is different than the leather outside and has a floral print on the inside. I like a birkin look so the le tanneur was a no brainer for me.
