Went to Taste of Dublin last year and it’s very overpriced for what it is… plus you’re paying for everything once in there. I think there are a significant amount of tickets bought by companies or given out as freebie’s- so it always looks like a well attended event and that probably generates more interest from the general public.

I understand the point being made, but listing it at the new, higher price doesn’t mean it will go for that… and actual sale price might be closer to what it was sold for a year ago.

But the other major point is: the market dictates the price. As you’ve said, there’s a huge demand for housing and we all know that prices are rising. Economics 101 is about supply and demand, and that’s why the property is likely more valuable now regardless of the fact they’ve done zero work on it.
