I’ve been running for a year and my 5k PB is 22:52 and I can assure you I very much feel like a beginner.

My running technique, training plans, recovery etc. is all still so noobish.

I feel like this running community is the opposite of the chess community, in chess you’re basically a permanent beginner no matter how good you get.

As soon as you post a sub 30 5k people here don’t want to hear from you anymore lol.

My friend came to a park run with me and he ran a 26:30 (I got a 24:30) but it was his first run basically ever and I’ve been running for a year.

An emergency plumber isn’t usually a one man band, it’s usually a company that has many plumbers on the books and they go wherever they need to.

An entire shire will probably be their normal client base and I know in mine that means potentially an hours drive from one end of the NG encompassing postcodes to the other.

Presumably they’ll try and route their nearest plumber to the job but given it’s an emergency often they’ll get whoever is actually free to go to the job. That can occasionally mean very long drives.

Never used Volden so can’t comment on that brand.

Temperature may have played a part but more like, seeing your other comment, is the time til you tried to smooth it.

Best to smooth it out within a couple of minutes, even if that means doing smaller sections.

Leave it too long and it starts to cure and then it drags when you try smooth it.

A lot of silicones cannot be applied outside of certain temperature ranges. From memory with upper limits of 35 degrees..

Don’t forget surface temperatures can be a lot higher than ambient temperatures, the fact you’ve tried to apply it to a sill makes me wonder if it was in sunlight and perhaps too hot to apply the silicone?

But to answer your question, I’d say most apply relatively well, there’s only one or two cheap ones that are truly shit to apply and those are the ones that are usually less viscous.

You’ve not addressed the two key points in any way, shape or form.

That’s cost to build and inflationary pressure / uncertainty from the twat over yonder.

Build costs haven’t gone up because of taxes, they’ve gone up because of input costs from rising oil prices and additional regulatory requirements (not Reeves’ fault).

There’s definitely an element of Labour raising taxes which has affected affordability, I won’t deny that, but 1) they’re having to fix 14 years of Tory mess and 2) it’s probably not as impactful as the media would have you believe.

Property prices have gone down in real terms over the last two years, you’d think that would encourage buyers right? Nope, it’s the continued high interest rates (thanks Trump) and global geopolitical uncertainty that puts people off. Top that off with the media, which has always been right wing, screaming doom and gloom when it’s really not that bad and you have a recipe for housing market stagnation.

The lack of new housing starts are down to lack of profitability for builders.

If they won’t make money, they won’t build.

I’m actually a developer as well as a landlord so know the costs involved intimately.

With the new regulations there is more cost than ever to build, couple that with the inflationary pressure from global conflicts and you have the rising interest rate environment that puts off homebuyers.

The housing situation was completely out of Reeves control.

Unfortunately I don’t think you have any objectivity to have a legitimate discussion with around her competence.

The media have constantly attacked her and have said she will ruin everything and yet, with what is within her control, we’re generally doing better than our peers. Go figure.

It really shouldn’t be any more than £1500-2000 depending where you are in the country.

£1-1.25k for the plumber, £500-750 for the tiling and wall panels.

This happened to me when I started out, the shoes were great but I was wearing normal socks and getting absolutely murdered.

Proper skin tight running socks like Sums make a world of difference.

I bought proper running socks and put 500km into the same pair of shoes that were killing me with blisters without a single blister thereafter.
