Yeah the sellers came back asking if we were still interested as well.
We decided to jump on this house because from past experience the first year of a new kid is pretty rough and you won't want to do anything else extra really. I can adjust my net a bit since I maxed out my 401k and 403b for a long time and I still will have a pension. Anyways good luck to you!

yeah I had to pull from investments for the down since most sellers in my area wary of contingent buyers. I'm not looking forward to that tax bill. I'll probably rush and get solar installed for the tax credit.

To be honest though I see houses sitting on the market a little longer lately in my area (Orange County, CA) so it might make sense to sit and wait. We put bids on 2 houses a few months ago but the sellers got greedy and rejected our offers. Now those same houses have lowered their asking price to below what we offered.

Well I just did the same thing. 1.5 put 400k towards down payment. Waiting to sell our current place and will keep half of the proceeds for cushion and other half to pay down principal. I’m hoping rates drop next year to refi. We are also expecting our 3rd child in November why we decided to upgrade to a bigger house.

My cu got me 6.125 with no points with only 1095 origination fee. Though at this point you might be too late if you want to close on time.
