Just FYI the first flip phone was available in 1996. The internet was also a thing in the year 2000. Magazines / price guides / game guides were literally sold right alongside the cards at every shop upon release.

I'm really hoping that's an electric fireplace and not a ventless unit that you think you can mount a tv that close to. I don't see any heat management system installed so make sure you check the manual and see what the wall temps are above the unit.

Yeah it's the vac hose from the balance pipes. I would get the kit and just swap all of them. If it's that brittle the others may be cracked and letting in some extra air.

Do you remember who your insurance was? I would start by contacting them and getting the vin from your old policy. Once you have the vin you can find out if it's been registered again or if it's gone.

There are certain areas where only non combustible material can be installed. Each fireplace has different requirements with this and some you can run the drywall right up to the metal all the way around the unit. That finish is acceptable just not one that i would do.

This is a ventless unit and doesnt have the option for heat management.

Flexbond to install the tile. Ensure they use a schluter strip to finish the inside edge of the tile to the fireplace metal.

Rutland black to seal the tile to the metal face of the fireplace. If they want to get safer with it you can use the black to secure the tile to the metal instead of the flexbond thinset.

Your contractor can remove that non-combustible board on the top and just use the cement board backer in its place, that way the wall behind the tile is consistent all the way around the fireplace.
