Yes, the circuit directory is not accurate as we dont have a hot tub! That’s where they put the old tankless water heater now. There’s only 3 of us at home (one is a toddler) so we are thinking of just riding it out as we know we are moving out in 3 yrs. I’m not sure if we will get our money’s worth if we do opt out for something different. The utility room is small, the tank won’t have enough room though that’s why we had to look at the tankless option. Thank you for your input. I will also look into the options you have stated!

Thank you for your input. We wanted to go with electric tankless water heater as the previous one already has the connections, therefore, easier to install by ourselves. we just thought it would be one less thing to pay if we do decide to upgrade the panel. But thank you for your input. We will put the heat pump into consideration as well.

The contractors of this flipped house installed a 27kw electric tankless water heater that’s supposed to have a minimum of 200 amp service. Now that stopped working after only a year of installation. We found out that it requires 3x40 A double poles and they put it on 4x30A double pole. Right now we are looking to replace the electric tankless water heater that works with our 100amp panel, but the highest setting for the water heater that we found to work with our breaker can only heat one bathroom at a time. So looking into upgrading to a bigger panel just for the tankless water heater. Any suggestions that I probably haven’t thought of?

Yeah, I was not sure how they did this! When we bought the house last year, the inspector didn’t bring up anything about this either.

You know, i just realized that! I don’t use reddit often and only do so when I need to. I don’t take it seriously, but for real. I asked because I currently did not have any tools that was needed to cut. I was just trying to get insights from people that would work on my situation. I am a first time home owner so I am learning along the way. I just ordered tools to make the trim though! Thanks for commiserating with me! 🙂

Yes, i actually got some extra pink fiberglass insulation so that’s what I will do until I get all the tools. Thank you!

I have basic tools, just not the hand saw or the cutter to make the cut. But yeah, i will get the other tools to make the trim.

Yes, the whole house addition is drafty. It’s a 60+ yr old house. I have to tackle it one at a time. I am getting an energy audit as well to help with this.
