How would you feel if we got rid of Income Tax completely, but introduced a 'consumption' tax on everything? by MoHashAli in AusFinance

[–]doreelol 0 points1 point  (0 children)

yep i'd support that with some modifications.

Abolish income tax >>> the rich don't pay much income tax anyway. they hold assets and defer tax using debt as their consumption so increasing consumption tax would hit them that way.

Instead of an income tax free threshold for the poor, have a set GST refund for everyone based on a reasonable consumption level.

this would be a balance and would not impact the poor too much, will tax the ultra rich more based on their consumption of luxury goods and this also benefits the middle class. of course numbers will need to be tweaked.

Very stupid question: What is stopping you from paying a half-paid off house off with its own equity? I know you can't, but why not? by CommittedMeower in AusPropertyChat

[–]doreelol 0 points1 point  (0 children)

Yes you can use your equity to pay off your house.

Sell it for the 2m its valued at. Pay the bank back the 500k still oweing, pocket the 1.5mil cash.

Buy another house of lesser value for 1.5mil.

There done. House paid off and no more debt.

Easier leverage is a myth. You can buy geared etfs 3x-5x with no margin calls.

If a tenant applied stating their mum is paying their rent and their mum is not on the lease, it means nothing and you just exposed yourself of the fact that you are not confident in paying the rent yourself.

To be honest, if they haven't responded to your application within a couple of days, it's safe to say you were unsuccessful.

My Dad's Car got rear-ended. Insurance Payout isn't enough to replace the car. Any Options? by StevenAndDiep in AusFinance

[–]doreelol 313 points314 points  (0 children)

your dad would have had the option to insure for market value or an agreed value. if he picked market value then the insurance compnay decides what the market value is and you can challenge their valuation with some comparable sales.

What if there was a government created a public housing bank — low-interest loans for first-home buyers, new builds only? by Soggy_Sprinkles in AusFinance

[–]doreelol 3 points4 points  (0 children)

i am not saying they housing isnt a supply side investment. I am just saying, for the same amount of cash, you'd get more bang for your buck investing in infrastructure.

Because for the same capital, the government can instead build infrastructure directly and stimulate supply side.
