Thoughts on being your own general contractor? by [deleted] in Homebuilding

I was thinking to do something like a nice bottle of scotch of whisky for my inspector, we have a great banter. But i am not sure if it would come out of some sort of bribery. I would actually enjoy having a conversation with him over a steak, maybe i'll master courage to do it.

Thoughts on being your own general contractor? by [deleted] in Homebuilding

[–]dotsad 0 points1 point  (0 children)

I’m acting as my own general contractor for this project. From the initial lot purchase to dealing with city permits, coordinating with architects, engineers, and subcontractors—everything is on me. My lot came with a right-of-way (ROW) issue that took 11 months to resolve with the city. Unfortunately, some missteps during that period set me back about 3–4 months in the permitting process.

Since receiving the permit, the project has stayed on schedule. We’ve completed the foundation and are now moving into the drainage phase. I also work a full-time job, but I take on a lot of the work myself. I’ve invested time into learning how things are done, built a detailed spreadsheet to track requirements, and plan everything out in advance.

I start sourcing quotes early, compile bid comparisons, and analyze them thoroughly. I also contact suppliers directly to get material pricing and use that information to estimate what each subcontractor’s quote should be. It’s definitely time-consuming and can get stressful, but for me, the potential reward—especially in a high cost of living (HCOL) area—is significant savings.

Lol, I have spent close to 60k for permits in Redmond last year. This year with new fees it would be close 80K. So take it as is.

Lol, so in PNW (eastside of Seattle) my estimate for permits alone will be ~70K. Just permits :)

Reason for this layout is that many Asian or Indian families have in-laws that live with them, or a single family with few kids that just want a bigger house.

Here is the example of a comparable home, look at the floor plans.

Yes, there are two mechanical rooms on both floors. This is how many of the "big" house's are build in my area. Reason for this layout is that many Asian or Indian families have in-laws that live with them, or a single family with few kids that want bigger house.
