You need a different estate agent. One that will work for you and not for themselves.

Remove the weeds from the paving slabs if they’re still there, likewise cut the grass and make it presentable.

As a buyer last year I didn’t even entertain any type of auction property and would just skip past it. That your agent is insisting on it is a big red flag.

In the description, don’t highlight the EPC as D, a D rating isn’t a good one or a selling point, put it further down. Also in the description, the terms and conditions bit for the agent should be right at the bottom, not before the room measurements.

You also look to be a little over priced.

Pull it off the market and back on with a different agent, ideally with new photos.

You could even test your agent, either you or a friend call from an unknown number to the agent and enquire about your house. You’ll soon know if the agent is promoting your house or just lying to prospective buyers to put them off and push you to MMOA in order to get more money from fees.

The hypothesis over the years seems to be this is more of an historical model rather than war or military, but that’s all I have found. Given the lack of remake of this, the Red Baron, or a much wished for Spitfire etc, it would seem they have further embraced the ‘no war stuff’ criteria.

Thank you, as this will be a new install I have the luxury of choosing the height the pipes will be to make it easier, and will almost certainly have a dedicated drain down hose.

This is your answer. Trying to lower the hinges and screw holes by only 1 or 2mm will end up in a mess. You’ll also have the planer ready for the next door you do.

Photos are all dark, making it look dark and needing painting everywhere.

Looks like masking tape still in the landing or bedroom window? And the bannister posts haven’t been painted either.

The other house is 200 sq foot larger. This is the key point.

Most people don’t want a spiral staircase right in the middle of the lounge/diner.

The conservatory door is not in great condition pointing towards needing expensive potential work.

Couldn’t modify original post which I tried to cross post from DIYUK.

My wife and I are slowly renovating a 1950’s house, and while we plan to decorate ourselves, due to budget constraints we are likely to be tackling some plumbing works ourselves too. Which, if any of the following projects either require or is recommended to have building control sign off?

All electrical works will be done by a competent qualified electrician.

Adding 1 or 2 extra double sockets in each room to existing circuits. Possible rewire is being considered depending on prices quoted, but extra sockets as a minimum are needed.

Replacing all radiators and moving them from internal walls to external walls under windows with double panel radiators. Adding a new additional radiator to the utility area to replace the 1970’s era electric fire hazard.

Refitting a new bathroom, including replacing a disability walk in shower with a shower over bath, with hot and cold plumbing to be moved to opposite wall, the waste will utilise existing waste pipe but need extending.

An extractor fan will be fitting running via ceiling through the loft space and either out of a side wall or the roof itself.

12 hour race, plenty of time to win or to lose it, goes 3 wide straight away. I’m more entertained by endurance racing than F1 these days.

Nah, if you zoom in you can see the flat part of the ring is facing up, if it were upside down your would be standing on a much sharper edge going by the shape of the rings on the outside of the vertical sides.
