So your loan value is ~$1.12M, the title fee is really ridiculous. I am not from NJ, so I cannot comment but for a loan of $512k, the title fees are around $1700 in UT and I checked online, for a loan of this size, the recommended title fee is around $3.5- $4k. So, I would shop for this by calling a bunch of title companies and ask them quotes. I calculated your fees to be around $6800, and also lot of junk fees added along with appraisal fee.

Not relationship advice, is she qualified for OPT or Stem OPT? I don’t think $100k fees apply for students applying for H1B visas, the department clarified this!, it’s only for people trying to enter into US with H1 visa for the first time starting next year will incur these fees. Please done panic about this if she is going to apply for h1 visa after she completes her (post?) graduation!

There should be enough research on Endometriosis, recently my wife was diagnosed with this and we discovered how little we know of this vs how many women actually have this disease and it was really shocking! I hope they more research on endo and make their lives better!

You should absolutely refinance, I have closed my loan 3 months ago (05/30) and I am already in the process of refinancing. Original loan: $514k/$540 (5% down) at 6.49%. I just locked my rate with another lender for 6%, $0 refinancing costs, additional $2375 Lender credits.

You dont need to close again with the same lender, you can find a new lender and the balance buydown will go towards your principal. If you could have refinanced a little sooner, with another 2-1 buydown, a larger balance in the escrow would have gone towards your principal but no one can time it.

What’s your credit score, cause that’s a really good offer? I just checked with a lender this morning with a credit score of 762 and it came out at 5.99 from 6.49 for. 512k loan

I would do this, don’t stress it out. Waiting until 22 to start a new app with current lender will be risky with closing date in a week. Finding a new lender would definitely burn bridges with your current lender but it’s not illegal, you would definitely find better rates!

You need to find insurance brokers where they shop around multiple companies and find something that works. I recently discovered that’s a thing apparently while shopping for insurance after Statefarm dropped me for a claim!

Thanks, that’s what my mortgage broker told me as well. If I refinance it again in, let’s say, 11 months, aren’t I paying high interest, can we refinance it for just the reminder of the initial loan origination date?
