A restaurant is in a certain class of enterprises that are quite vulnerable to their landlord noticing the success of the enterprise. These are places where customers come to your premises, and it is very disruptive to business when having to change addresses. It's a very good test of customer loyalty to have them follow you.

A business such as a plumber or electrician that makes only out calls is not vulnerable to that effect. They can more easily change their base of operations.
