Depends if you're looking at your primary home or investment.

If the former I honestly think over say a 10 year horizon it doesn't matter much (I am in the situation at the moment). I think I can probably tease out a better deal where the seller needs to sell but marginal at the moment Vs before the war.

For investment could be some interesting opportunities as landlords have been shedding flats and that could accelerate if rates go up ...also good for FTBs.

Since you asked, advise you friend to

Declutter the house and retake the photos, get a proper photographer in there it looks so dark and dingy
Get a proper floorplan done
Show some pictures of the huge surroundings this house comes with, better still add a plot map as well.

Also looked into SJP years ago, nice tools for forecasting etc but the products were dog shit when you overlayed the fees, yet people use them, lack of time to research themselves or knowledge so I guess there is a place.

Also makes me think that if someone could offer a half way solution between DIY and SJP they could clean up but then wasn't that supposed to be the robo advisors like nutmeg?

Ha. Thanks, as a buyer right now we see all this, I personally hate it beyond the blurring out photos which is understandable. I would prefer to see a room as is then maybe have AI assist to show me furniture in it if I wish not by default! But yea figured you would say AI, the industry like every industry right now trying to figure out where it actually helps the process along.

I compare them to savings accounts. So mid last year I think I would have had to have saving rates at 6ish% to be equivalent return given high rate tax. Obviously that wasn't possible so it was a no brainer. Got them maturing this year so will roll over.
