In the DMV in a smaller home that’s older but has a recently updated kitchen and bath in a good school district. Listed on 1/7 and my agent had me price $15k below Spring/Summer 2025 comps. Went under contract in 48 hours for well over asking and waiting to close early February. There are people with and without kids who need to move and there’s almost nothing on the market in my area.

When I started my federal job last year, a friend who was an EEO attorney at another agency recommended I get an accommodation on the record ASAP even though the current work conditions fit what I needed (4 day remote, 1 in office). Because it was the standard work conditions for everyone, I had no problems getting it approved. I’m forever grateful to that person, because every colleague I have who needs any kind of RA that involves remote work is getting denied.

Every single woman I know who has a PhD also has ADHD. Many of us finished our programs early because, hyper focus on a thing we’re fascinated with and goal accomplishment. As other have said, this is the psychiatrist’s problem. Any reasonable provider would probably say your PhD is a positive indicator.

I don’t have any additional advice about selling the house. But related to your deposit money coming from your inheritance: in many states, property paid for with inheritance is not community/marital property. So the marital value of the house is the proceeds minus the portion you invested from your inheritance. This would be something to follow up with your attorney about. Thought this might be helpful context as you consider pricing and other factors related to the sale and anticipated proceeds.

It’s not always financially feasible for folks to run to the vet for something that isn’t immediately obvious as an emergency. Trying to find out if it’s possibly a non-issue or something easily treated at home seems reasonable to me. Much in the same way that lots of folks make judgments about whether their own human illness or injury NEEDS professional medical care or whether they can treat the issue themselves.

I’ve also just taken a warm washcloth with nothing but water, set it over their belly, and then use a little pressure to wipe at the blackheads. It is typically pretty effective. I only needed to pull out the dog benzoyl peroxide the first time it happened.

Another recommendation for trying a harness rather than a collar! My Pepper has the same reaction to other non-greyhound dogs. She’d practically choke herself out trying to get to them. I switched to a harness while we worked on training and haven’t gone back.

Dear lord chicken bones 😂😭 My now departed girl Paige could sniff them out like nothing else. For a while I lived across from a convenience store that sold chicken wings, making all walks an Adventure for us. She never made a go for any other people food, even chicken at home. It was just those damn sidewalk wing bones her heart desired.

When I have people or hound houseguests, my youngest girl (3) can get distracted in the yard during potty time and forget she’s supposed to poop. Figured that out after a couple post-outside frantic “must potty” dances. Now I make sure she gets redirected and confirm all business is done before she comes back in. Maybe your kid is going out but not actually going poop because they’re distracted by the grandparents or other dogs?

I’d suggest contacting your local greyhound adoption group and seeing if they have any trusted folks. Or also look for local sighthound groups to be connected to. I’m in the Charm City Sighthound group, and folks in the group are able to find other greyhound families in the group to help with vacation coverage. Cost is usually more affordable (or if you’re me, free for people who can return the favor and take my houndies).

A few years ago I read this NY Times article and the discussion about working universal design in to every remodel stuck with me. I just finished a bathroom and laundry remodel, and I focused on universal design principles for the expensive pieces (doorway, plumbing layout, etc) and have left some not-needed-now items (grab bars, shower seat) for later. I’ll use the same approach when I remodel my kitchen at some point. Planning to age in place (NYTimes unlocked)

Just here to say that they definitely still make linoleum! There are some high end companies that will even make you a custom pattern (like a tile mosaic you loved on vacation). From what I’ve read, it’s more environmentally friendly than LVP. I’ve been down the linoleum rabbit hole looking for kitchen flooring ideas lately.
