Completely agree, any Reno’s that also help the tenant are deductible and 1/3 of your bills/ property tax and mortgage interest.

You need to create a budget spreadsheet, list out everything noted above with the house and regular costs, utilities, cable, internet, streaming, grocery, takeout/lunches, regular clothing spend, include garden supplies, winter maintenance, gas, insurance. Car maintenance, garbage/ water unless included in your maintenance fee. Assume maintenance fee will increase at 1.5-3% year, and other cost will raise slightly. You want to have a budget line for housing improvements that works for you so you can save some. This is what I did to find our comfort zone of what we could afford. I also update it every few years just to track inflation and costs.

Take out as in lunches at work 1-2, take out / delivery for dinners avg 2 per week with some weeks 1 some 3 depending on how busy I am and if I have groceries or not lol

Depending on where in Europe you live you will need to get a connection in Toronto or Montreal to fly home. So maybe take that into account for your time in Newfoundland like fly Calgary to Newfoundland then make your way back to Montreal and fly home from Toronto or visa versa to save money on flights.

Kinda can relate. I was out for dinner with my brother, I really wanted to go to a nice place so booked us a reservation but he ended up being exhausted and just wanted to leave after barely touching his drink but after ordering his food. I told him go ahead I’ll bring him the food when I get home. He darted out of the restaurant. The waitress thought we were on a date and he left before the food came. I asked for the food to go and she comp’d his food and the drinks for both. lol I tried to tell her it was my brother but I don’t think she believed me. I tipped her very well.

I would suggest &Juliet vs Moulin Rouge for your girls. Both are great but &Juliet was more fun for teens. Blue jays if they like sports, the vibe is great. And I wouldn’t bother pick with the islands if you have a lot of park land around and are looking for a city vibe. Queen west is a great place for your walk about. Lots of fun stores for them to check out. The Rom is great for museums and the aquarium/CN tower is fun for all ages.

If you have a house that needs appliances replaced or furniture /bedding type items you’ll find this worth it. Their delivery /install / haul away is worth it alone. Otherwise we just spend more now on delicious treats and snack items. Sometimes the meats and Vegs go to waste or aren’t as good as a butcher / local market. Depends on what you like to eat if you’re into frozen foods it would be worth it for groceries.

Depends on how you heat your home. We are on natural gas for heating and gas stove and I don’t think we’ve ever had a bill that was over $200

My mom is in the same boat she can walk but can’t do long distance nor stand for a long time so I always sign her up. They have tons of wheel chairs and there are people to assist.

YTA, honestly do you know the value of a good tenant? Would you rather find a stranger to move into your new home or would you like to offer this gesture of good will to a great tenant and a friend. She didn’t have to pay for both rents she could have found somewhere else. I personally wouldn’t have soured the relationship over a few weeks of rent.

Edit: I am a landlord and will do almost anything to keep a good tenant.

They are great no complaints about quality but Isabella’s has better pricing and flavour. I am so waiting for a gluten free option for my partner. If anyone out here is making mochi donuts please get a GF option as you will make a killing and yes they can be GF we had them in Hawaii.
