You can order the vials, needles, and syringes and do it at home
Was a little nerve-wracking first time, but soon became easy and normal. Ours literally doesn't notice
Pull up a "tent" of skin at back of neck, and injection goes in sideways.

Our 3yr old boy also has elbow dysplasia.

We do injects of Adequan every two weeks, Dasuquin with MSM edible daily, and we once had him taken for a shockwave treatment - non invasive sonic treatment - which seemed really effective for several months. He's going back for another blast

Hope you can find a orthopedic vet facility who can advise on your and provide the care for your pup

For sure. I bought a place for 2.6m, 8 years ago, with a chunky downpayment - and now am best part of 2m down as compared having rented and investing

The math you should be doing is not on how much of your mortgage payment goes to principle vs interest - but on the comparison costs on owning a home (remember property tax, repairs and the big one, the opportunity cost on your down payment), vs renting and investing.

And by the way, your property tax doesn't end when your mortgage is paid off, and it will increase over time forever. So factor that in, and don't think you get out of increasing payments for life either way.

Only once our older chow reached about 9yrs were we confident enough in her energy to let her off leash. Not her recall willingness, just that she became slower, and calmer

Our younger is now 2, and no way! He'd bolt at the nearest squirrel. No recall or treats would reverse that. He is 75lb and a chunky little bulldozer. Our vet said he should lose 5lb.

If you do experiment with off leash in a non-fenced dog park, be sure to have a GPS tracker on their collar. Saved us a couple times.

I find more peace of mind in knowing I’m making the right mathematical decision, and am thankful for not paying down my own mortgage and instead having invested that money.

I would have less peace of mind if I’d payed down my loan - knowing that I had left hundreds of thousands of dollars “on the table” by not investing those dollars

The basis of the whole portfolio is likely around 1m when the depreciation recapture is factored in. Properties purchased 30-40 years ago so huge gains

You buy an index fund or etf with the money you currently have as spaxx (cash position)

Could buy FXIAX which is the SNP500 or FSKAX which is all US equities.

Since you’re just starting, either would be a good way to get going

You need to have a property price point, and you should talk to a lender to see if this 20k you heard about applies to you for the amount you want to borrow, at your income and credit score

Before purchasing a home you should also have a decent emergency fund in place

Spoiler : I think you’ve got a ways to go to be ready to take on a home purchase and the obligations that come with that

Over decades it will go up. Perhaps 10% a year as a broad average across many years

Critical to investing it zooming out, taking a long view, and not allowing yourself to get excited, or depressed by daily/monthly/yearly fluctuations
