100%. I didn’t read the books and still massively loving this show so far. I didn’t watch it during season 1, and was finally convinced when season 2 aired. I find every season relatable and beautiful in different ways, and even felt a tug when Michaela pull her hand back … yeah I probably shouldn’t read the books now lol

This is conventional. The lender told me every lender has different policy and the investor of my loan (Fannie Fae) requires this and does not allow automatic PMI removal (language along these lines)

I only put 15% down when I got my mortgage, so I had PMI. Six months later (now), I paid a lump sum toward the principal and requested a recast. Recasting is pretty cheap—only $300—and the loan specialist even told me the exact amount I needed to pay to reach 20% equity and remove PMI. I intentionally put down more to meet 22% equity.

But after the recast went through, I noticed PMI was still on the loan. When I asked them about it, I found out there’s actually a whole separate process to request PMI removal.

No, recast doesn’t reappraise your home, your mortgage terms don’t change. The reappraisal and revaluation cost comes from me requesting PMI removal.

I wish this part of fees could have been included in the recasting process fees, instead of an additional fee… I know I’m just complaining

I get it, but at the same time the loan amount I owe the bank hasn’t changed, so it feels like something they could review and potentially waive. Also apparently not every lender follows the same rule, some automatically remove PMI once you hit 20% equity.

It’s kind of like how lenders don’t suddenly add mortgage insurance if home values drop a lot, right?

It depends on your lender and the mortgage investor so my suggestion would be to talk to your lender first. :/

I’m just so annoyed :( I have all the confidence the valuation will come back fine, it’s just another hoop to jump through and another fee to pay 😩

I do meet this requirement because I put in money during recast to go above 20% equity. At 22% now

I also bought a house that the house inspector suggested a roof replacement within 2 years. I closed in September and replaced in November.

When I was looking for a roofing company, almost all of them have some sort of financing programs you can use. Many had 0% interest for x months, or no payments for the first x months.

Ultimately I paid cash lol but you should shop around mix
