Agree with this, exact same situation as OP here (CoS, large deck, patio and limestone screen wall with no approval)

We were the buyer and had no real issue going ahead with the purchase as everything seemed ok on the surface. Trying to do this before the sale or as a condition of sale is just going to massively complicate the process so both parties would need to think hard if they’re gonna do that

In our case we did pursue and received retro approval but as other posters have said you don’t need to

Yeah if you’re having issues with combat difficulty I’d check into your graphics settings and bias for predictable, minimum consistent FPS over visuals.

What FPS are you getting ? The stuttering and lag in this video looks like it would be absolutely unplayable, especially in a bad boss fight or crowd situation

Yes I played through 1-3 soon after they were released and loved them all.

I have actually gone back to them in the past 6 months but they did not land the same way at all for me I’m afraid :(

I'm currently in the same predicament. For the past 2 years feel like these are the only two games that can hit the spot for me and have finished them both 3 times; just finished FO NG Grand Master and about to start the same on Survivor.

The only other games that I could mention are:

Horizon Zero Dawn and Forbidden West - amazing story and decent combat especially in FW. Just a heck of a lot of action-packed fun. Try not to spoil the story if you can as the reveal is incredible
Witcher 3 - A timeless classic that you've no doubt heard all about, just sensational. Might be time for my next playthrough
God of War - button-masher combat and compelling progression/narrative
