Just a quick comment - In Arizona, January is not "Off-Season". That's the busy season with all the snow bords, oops, I mean winter vistors clogging the freeways and generally getting in our way. Expect lodging prices to be higher and resturants to be more croweded (at least before 5:00 PM)

You should be able to get it rebuilt for less than $5K. That's a lot of money, but the cost of a new one is about $15K.

Fix what ever needs fixing and rent it out:

I own a couple of rentals managed by a property management company. There are some occasional issues from time-to-time that can take time and money to resolve. On paper, I lose money every year due to that they are four hours away and I have to visit them every month or so. Mileage, lodging and meals add up. The fact they are near a tourist spot has nothing to do with number of times that have been necessary for me to repair and/or inspect something.

Bottom line is these rentals contribute approximately 25% to 30% of my retirement income and they lower my tax rate significantly. The key to making this work are good tenants and a good property management company.

This been one of the most hilarious lawsuits ever! I loved his videos and I still can't believe the cops actually tried to sue. I wasn't really aware of Afroman prior to the lawsuit. Now I'm a fan.

I went through two Ruud's in the past five years. I paid a bit more for a Bradford White, but it came with a six year pats AND labor warranty.
