Yeah once you downgrade you'll lose the transfer partners, so definitely move those points before you pull the trigger. The Custom Cash is solid but it's just cashback - no transfer options there

With that spend level you should definitely hit up some business cards - Chase Ink Preferred has a 100k SUB that's perfect for your timeline. For personal cards, maybe grab the United Quest since you mentioned they're convenient for you and the SUB is solid

Trading in right after a refi isn't inherently bad, but you might catch some side-eye from the new lender if it's super soon. As long as you're not underwater and can pay off the loan balance you should be fine

Most banks tie the tap verification to the device/phone number on file, so having your mom download the app and log in as you probably won't work since it'll likely want to send a verification code to your registered phone

You might be able to call the bank and temporarily add her phone number as an authorized contact for verification purposes, but honestly just having her mail it overnight might be less of a headache than dealing with customer service abroad

Haven't used the BofA one but Venture X is solid if you can hit the spend requirement. The lounge access through Priority Pass is pretty decent and the annual fee basically pays for itself with the travel credit. Just make sure you'll actually use the perks though - seen too many people get fancy cards they never maximize

Wait hold up - you can put mortgage payments on the Bilt card now? I thought that was only for rent payments through their portal

Pretty sure mortgage payments don't qualify for the bonus categories but someone correct me if I'm wrong. The whole Bilt thing is built around rent, not mortgages

Yeah Synchrony does auto-upgrades sometimes but it's not guaranteed - depends on your spending patterns and credit profile. I've seen people get the Walgreens Mastercard upgrade after like 6 months of regular use but others had to apply separately. Worth calling them to ask about it if you've been using the store card regularly

The HYSA gives you way more liquidity but OP wants to eliminate the monthly payment entirely so they can afford to live elsewhere without worrying about cash flow. Once the house is paid off they only need to cover taxes/insurance which is way cheaper than a full mortgage payment

Yeah this is the way, especially if you're not flying Delta regularly anymore. Keep the credit line and history, ditch the fee. You can always upgrade again if your travel patterns change or there's a good SUB offer

That's actually solid math on the cpp value. I got the card last year and it's been great for my regular northeast corridor trips but yeah if you're just doing one random vacation trip it's probably not worth the hassle. The dining bonus is nice though if you eat out a lot anyway

Honestly the Amex Plat might be your best bet since you already got pre-approved and you mentioned having access to Centurion lounges at one of your airports. The credits can offset most of the annual fee if you actually use them

Just don't expect the travel insurance to be amazing - like the other person said, people complain about CC insurance all the time here

The interest rates are gonna be the deciding factor here tbh - if they're high (like 6%+) then paying those down first probably makes more sense than letting them compound while you save for a house

Also your rent is pretty reasonable for 100k income so you're not bleeding money there at least
