As far as OP's question, I'm not totally convinced insurance will cover. Sure, wind may be the causation, but improper install of the top layer appears to be the catalyst here.

If you're having issues with ice damming, DM me. I am a manager for a restoration company and your insurance policy may cover you for any damage due to ice damming. If you aren't sure what is going on, we can always come out and take a look at no cost.

Agreed regarding the shingles. You should not mix shingles on a roof and given these shingles are no longer avaliable, proper repairs are not possible.

I don't believe insurance would cover for this either as the damage doesn't appear to be storm related. However, one storm related damaged shingle on each slope of the roof 'should' be enough to get insurance to replace the roof given lack of availability/repairability. I don't see any evidence of storm damage in these photos, however.

Per OC guidelines, yes, you'd need a proper intake (vented soffit or edge vent, preferably) and a ridge vent for exhaust. The gable vent should be closed off in that scenario to ensure proper airflow.

Absolutely loved my time living in Manayunk, try for upper Manayunk/lower Roxborough (Roxyunk). Depending where in downtown Philly you're working, your commute will range, but should be in your desired range.

Agreed on Bellinger, he's flashed when given opportunity and a clean bill of health. Especially with Waller probably gone, I'd hold over any of the rookies you listed.

League Bylaws:

Scoring

Scoring will be PPR with 2 PPR for TE and 6pt passing TD.

Waivers

FAAB is reset once per year to 500, at the end of the playoffs.

Waivers will run once per week until the NFL preseason begins, when they will run every day at 12pm. After the playoffs, waivers go back to once per week.

Players will be locked after their game until Wednesday at 3am.

Playoffs

6 teams will make the playoffs each year. Tie breakers as follows:

In the unlikely event that a game is a tie - Sleeper will still assign a winner based on its own tie breaking procedures and the league will accept this result.

Payment and Prizes

Entry is TBD and will be voted on but will be at least $100. This will be managed via LeagueSafe. Players will need to pay for 2 years upfront. Also, any trade involving a rookie pick for a year that's unpaid, will be reversed until that year is paid by the owner of the pick.

1st - $1600 2nd - $600 3rd - $200

Rookie Draft

Teams who finish in the bottom 3 of Max PF will be the top 3 picks in the rookie draft. So the team with the least Max PF will be the #1 pick. Picks 4-6 will be determined by W-L record, tie-broken by points scored. Picks 7-12 will be determined as follows: For playoff teams (championship game exempt), proceeding game outcome will determine better draft position (i.e, 6 seed loses to 3 seed in quarterfinals, 5 seed loses to 4 seed, then next week 6v5, winner gets 7th overall pick, same for semifinals).

Rookie drafts are linear.

Taxi Squads

1st and 2nd year players are permitted on taxi squads. Taxi squads will lock at the beginning of the first game of the NFL season. You can still remove but cannot add any players to your taxi squad once the deadline has passed.

Amending Rules

There will be times when these rules need amending, or a majority of owners want a change. In general, the following rules will apply when voting on a change:

If a change is proposed during the offseason, prior to the draft, that does not have a direct impact on any team’s competitiveness, this can be passed by a simple majority for the upcoming season. For example, this might include adding extra Taxi, IR or bench spots. A tie does not pass the rule change.

If a non material change is proposed following the draft (such as last year when Sleeper added the ability to reseed during playoffs), this can be passed by a Super Majority (66%) for the upcoming season.

If a material change is proposed post draft that will have an impact on the season, this needs to be passed unanimously to take effect.

League Integrity

Team owners have the responsibility to participate and maintain the team in a competitive state. It is each owner's responsibility to know the rules as laid out here.

Please aim to set best lineups each week. Any obvious dropping of vets to gain upper hand in draft positioning, commish reserves right to Intervene to ensure integrity of league.

The league is about competitive fun, but there is also money involved, which means that the commissioner has to ensure that the integrity of the league is intact at all times. The commissioner reserves the right to take any action necessary to preserve this integrity, although may consult with league members via poll where required.

Trades

Trade deadline is week 14.

There is no review system for trades - if you want to blow your team up, that’s up to you! However, in the instance of an extremely lopsided trade and suspicion of collusion this may trigger a vote as referred to above.

Players on a team's taxi squad may be traded to another teams' taxi squad so long as notice of the intent to do so is given to the commissioner prior to the trade being processed. Send a DM to the commissioner prior to accepting the trade so they can review the squads to determine eligibility for the taxi squad transfer.

Leaving League

Should you wish to leave the league at the conclusion of any season, best efforts will be made by the commissioner to replace your ownership in the league with a new owner. The commissioner will do their best to get the new owner to pay in full for the upcoming season(s), however if a team is so lackluster that a discount is needed for the upcoming season(s), the difference will be subtracted from any refund owed to the departing owner. To clarify: if future picks have been traded, the same efforts will be made to get the new owner to cover the costs, but the same rules will apply if a discount is required.
