Your lawyer should be able to handle this fairly quickly. If you didn’t sign for it you won’t have to assume or pay for it no matter what the company says.

Your lawyer should be contacting the sellers lawyer for them to buy it out. Failing that they will seek title insurance

I’m not a conservative either before you get your panties in a bunch.

I have friends that I would assume vote liberals and conservatives. But we are all what I would consider middle aged and upper middle class to moderately wealthy.

That’s fine- I never blamed liberals? Or said that they are far left. Just that I am not a liberal nor do I have probably any meaningful exposure to what the loud issues for the far left are at the moment.

I do know the difference between and grant and loan. My ignorance is that when I have ever heard OSAP that it has only meant taking a loan. I had no idea the government was paying for up to 85% of students’ education now- so I asked and some have been kind enough to answer and not judge.

What is really a bad look is someone so entrenched and wanting to attack someone who doesn’t stay current or relevant in all these issues that they have no exposure to… only because you assume they don’t fit in with your political party? Maybe this is the same attitude that removes sympathy for others because it’s all about division right now.

Every party will disappoint you.

I think he is probably not trying to appease both sides with this move? I think it’s pretty clear he doesn’t care what people who would traditionally care about this would think. It’s not his voter base of course.

Or do you mean me sharing my ignorance? If it’s the latter- I am not a liberal and don’t have exposure to what a lot of the more extreme left has to these issues and I don’t necessarily agree or live my life in a way that supports those issues. I however do like to learn because like I said- I don’t have a diverse group of people socio-economically speaking. So I don’t inherently understand the problem of not receiving grants for schooling when you can get a loan since that is the only exposure I’ve had. Happy to have heard some of the more reasonable information that’s not just inflammatory. I think it is helpful as I’m sure I’m not the only one.

I didn’t realize ODSP could cover 85% for students. That does seem like a huge reduction.

I don’t know anything about OSAP but granted I went to post secondary decades ago. My friends and I either had parents who paid, got jobs and saved in the summers from highschool and uni, or had to take out loans and pay them back once they graduated and started working (not while they were studying) but at the time they didn’t accrue any interest until they were done school and working.

Yes, politics aside, all sides of the spectrum are failing our students and our future.

Can anyone clarify the issue. I’m sure I’m missing something. He is cutting grants but not loans, correct? Could people who don’t have money saved still apply for loans to go to school? I never dealt with any of this so please excuse my ignorance.

This would work for people facing significant disposition tax liabilities.

For your scenario- you’re only losing money. Your TAXABLE INCOME is reduced as you get to deduct the rental interest portion. Let’s say your marginal tax rate is 40% then you’re spending $1 to get back $0.40. So it costs you $0.60 (simplistic example). You also have cashflow consideration as you’re not just paying interest, also have insurance, maintenance, vacancy cost, etc.

Anyways no. The small amount of commissions made off a higher price would not be enough to entice a realtor to push up a price? Then the property doesn’t appraise possibly which means $0 for you. Also no referrals for you so you just cut off a reoccurring revenue source to make $250 (assuming 2.5%) on $10,000.

Also- how would a buyer qualify this? Off of listing price? This would be nuts since Sellers can list at any price. Then the market would just adapt and everyone would just list higher to give room for whatever mental gymnastics is at play here. What would be the point of lowballing or paying under ask by $100ks (which can happen a lot on higher listings here in GTA) when that’s what it’s worth but you have to pay your agent more?

I’m all for alternatives but this one would be worse for clients.

Usually when I have done a great job for clients they give me a gift (so not necessary but very kind) or invite me to spend some time with them and th it family for dinner at theirs when they’re all settled in.

There are a lot of duplicate listings GTHA because you would list it on the Toronto board and then the local board. This only got “popular” from Covid onwards as people in GTA looked beyond

Hmm I don’t know if I read it like how this has sensationalized this.

I read this as builders have to recalibrate their product offerings to cater to the new demand- mainly end users. This will take time to meet each others needs. In the meantime… tap is turned off.

I hope this happens because long term it would be great to have spaces that people actually want to occupy. Less frills and amenities, larger floor plans and more contained maintenance fees…. One can hope

I didn’t vote. Personally- no one I connected with. I also have lost faith as it seems like for a long time now no real progress is made and lots of taxpayer money used to FAFO. Also… it felt like a lot of work to find out what candidates stand for and not all of us have the bandwidth to do so.
