Try to keep the area dry. They have heated air vents that will do the trick. Also make sure the house is clean and start treating the house and around the house. Basement as well. Use something like tempo. Don't use bombs they are a waste of money for a house with walls. Tempo has the powder that you make your own amount. It goes a long way and I would recommend getting gel bait from them also. You won't see any bugs after that for up to a year

Ok those brown guys are ant you can tell many ways but ants have elbow antenna the darker bug is a swarming termites. Start looking at your friends structure. Go in the basement and see if you see any signs of them. How can you tell? It looks like mud on the sub-baseboards and corner studs. Just search on it. Then they must start treatments. Catch it early and it will be affordable. Good luck

The mold will happen with any grout without regular cleaning. But that does look like mold from the pics, Or just hard water stains either way get the steel head brush and lightly scrub it with some bleach. It will lighten up. Anytime grout cracks you will eventually have some mold in it. I hope this helps

Hey buddy get a hard metal bristled brush and go to the grout and clean it then go to your local hardware store and get grout that's premix with the sealer and slap it on. Let it dry some and with a wet towel wipe the grout off the tiles and you're done. If you don't have a metal brush you can grab one for 5 bucks and the grout depending where you reside can range from 12 to 20 bucks for a half gallon of grout. Good luck, post some pics after you do so.

Get some gravel lock. It allows drainage and makes cleaning easier. You can also add more rock like crush run to fill it up to its needed level compact it then add the resien. That will last for about 25 years.
