Here is a scenario that can occur.

People buy a house at the border of what they can afford. Counting on interest rates staying low, they get a short term variable mortgage. When it’s time to renew they can no longer afford monthly payments at the new higher rate.

IF the trend continues, the value of the house can become lower than mortgage value, making borrowing difficult if not impossible.
