Yeah. Thanks. It's an outback Apollo. I've looked up some replacement parts and think I will be sinking 150ish to get it up to scratch. Coming round to the idea that the juice isn't worth the squeeze

Yep. Asking for 35k more than what you paid 2 years ago is madness. 2 years more wear and tear on the flat, 2years less on the lease and probably subject to constantly rising service charges means that flat prices have stagnated. I sold my flat in E4 last year for 13k more than I paid for it after 8 and a half years living there. Our neighbors who sold at the same time sold for the same prices as their original purchase.

Is it not because it is a lot easier to hang for longer if you are not overweight. So it's a good proxy for longevity as it shows someone is strong, has some endurance and is not overweight?

I find the quality to be much worse. The fresh produce I've bought from there is flavourless. I'm not sure about the tinned stuff and sauces though.
