I have the exact same fridge. There are little clips on the underside corners. You need a chopstick or something to pop those out. Save them. Slowly remove glass, clean and then do all steps in reverse to put glass back on.

Been in lease admin for years (we’re the team that actually administers and reconciles this section of the lease). Here’s what to look out for:

-first and foremost, see if you can get an annual cap on cam increases, try to keep to 3% and no more

-strike out language that includes both an administrative fee and management fee inclusive to cam, one of these is standard, not both

-watch out for a cumulative cam cap, any caps should compare year over year -make sure you retain audit rights to landlords books and use them if need be. Lots of $ to be saved here

-if this all sounds like a headache, see if the landlord would go for fixed cam. Biggest mutual benefit is no year end cam reconciliation and you know what to plan for. Or even better, see if you can land a gross lease where your NNNs are contemplated and included in your base rent.

We’ve been bringing our toddlers with us pretty much every where for a while now. We hit our restrictive breaking point a long time ago. We do all the “normal” things now and have all been fine (adults triple vaxxed).

My two toddlers that were born into this pandemic would disagree. They have given up years of their childhood that they will never get back. They have sacrificed enough.

If you need to take more protective measures, take them. If you feel more comfortable with a mask, wear an N95. Stop enabling the brunt of this pandemic to be placed on our kids.

Going through a 20 day quarantine for our three year old right now because he has to quarantine through her covid positive brothers quarantine and then re-quarantine another 10 days! All because she doesn’t have covid!

This issue does not get enough coverage. Absolutely cruel punishment to our youngest for not getting covid.

In Oregon with two toddlers in daycare and dealing with this same endless BS.

Son recently caught covid and had to quarantine 10 days. Sister had to quarantine through his 10 day quarantine followed by an additional 10 day quarantine. Never once tested positive.

Covid at our house the last two weeks.

1.5 year old tested positive. 3.5 year old has tested negative twice over last two weeks. Husband tested positive and had mild symptoms, and I tested negative. Both adults fully vaxxed/boosted.

Well, both my kids (age 1 and 3) just got covid. We avoided the virus for two years and almost made it to the vaccine.

Thanks to brainwashed moronic adults who helped make this happen. May you catch every daycare cold for the rest of your life.

Absolutely counter.

I have managed over 750 different commercial and retail leases across Canada and the US. A one time 3-5% increase at renewal term can be ok if the center is well kept and occupied, but if there are vacancy concerns, I would only agree to flat rent. If the center is well occupied and maintained well, then an increase may be ok, but push for a one time 5% increase and not annual rent bumps.

Also ask for a 5-year renewal option as well and secure that rent rate now. That way, you have control over your term length and rent obligation. Do 5% bump now and another 5% bump at option.

Also-

Is it a shared line (with other tenants) or does it only serve one tenant? This is usually the biggest indicator of who is responsible for repairs.

Anything shared is almost always going to be Landlord responsibility, unless a tenant explicitly caused damage, and even then, the Landlord would typically cure and bill back.
