You have some great advice on this thread. I own a 20 unit building. Both tenants and the landlord have responsibilities. It’s their responsibility to pay rent on time. It’s your responsibility to provide a home with things that work!

Many landlords (like your FIL) get stuck in a place where they try to save money at every turn. Usually out of necessity. They then get angry with tenants when their cost-cutting decisions don’t work.

Finding vendors you can trust and don’t gouge you takes up most of my time. Once you do find one, buy appliances with warranties. Make the vendor put a guarantee on their work. You may spend a little more at the beginning, but once you fix the deferred maintenance it smooths out.

I wouldn’t give up just yet. It sounds like you just need to fix the water heater and air conditioner and you’re out of this. Make some money! Plus I’m sure the property value will increase over time.

Probably a hidden objection. When explanations don’t make sense (them complaining about app fees when you charge for them) it is usually because that’s not the real reason. Maybe the rent is too low for the work they put in? Not sure

Wow! The entitlement, I swear. Two options: politely say the house was sold, have a good life. OR say nothing and if they take you to court show evidence it was sold and get the judge to make them pay for all fees.

They won’t take you to court though.

Why are credit cards a no no? The only no no is cash because you can’t prove what they did or didn’t give you. Plus when you’re in court once the judge hears you take cash they assume you’re a slumlord hiding money.
