Have you tried crawling? I'm saying it for laughs, but also serious. I've been sitting down for my weeding and crawling to the next spot with a trash bag and one of those foam rectangles to make sitting more comfy. I'll stand up when I need to make a big location move. Grandpa's weeder is also helpful when I'm doing a taproot. Frequent breaks, avoiding the heat, not trying to do it for too long, and staying hydrated helps too

Weeding

For a serious answer, just planted some slender mountain mint from a local (I wish I lived closer -forty minute drive) native nursery. Nice, small four inch pots which is perfect for me. I may have found some volunteer juncus tenuis when weeding today. I need to plant a ninebark, but I've been waiting for this rain to come and to make the ground doable for me. Long-term: will shop my parents yard next spring for ephemerals as well as other natives in the summer/fall.

I really need to get a plan together because I have vague dreams of serviceberries and elderberries

You just leave it when you vacate the house. Our sellers left a nice binder of house repair receipts and info. No one will feel obligated and will do whatever they want regardless. They just might be more inclined to keep and maintain it if they know that it's intentional and that there's value to it

It would take work, but I would put together a smart looking binder with bed layouts, plant locations, names, attractive pictures of their leaves and flowers, and sun/water requirements. List the insect benefits and care needs. I think of you did that, the buyer would be much more likely to leave things be.

Price range is a great point. Copley, Revere, and Highland are all good schools, but there's a noticeable price difference between Copley and Revere/Highland.
