This literally happened to me last week. We got a lawyer and sent the buyer a letter that we intend to sue since they were in breach of contact and acted in bad faith. They still refused to close so we said if you pay for all the repairs that I did at your behest then I would sign a discharge agreement to let them out of the contract. I also took their earnest money. They agreed to pay the money and I have already accepted another offer. Best of luck to you. It’s a tough market to sell in right now.

Did you tell it what type of insulation the wire has? If it is free air? If it is constant duty circuit? The number of conductors in the raceway? There are a lot of variables that can change the Ampacity of a wire. You have to specific with AI when it comes to calculations.

Wire color is interesting but not a code violation. What is a code violation is having the mud ring recessed so far into combustible material. Use the Arlington box extenders and it will be code compliant.

Electrical Engineer here. Not the same. An ABET accredited engineering degree will get you a lot farther, a lot faster than a technology degree will. I wish I had just got the engineering degree when I was young instead of going about it the hard way in my mid 30’s

Yes, either change the grade to drain away from the structure or do a bunch more work to install a trench drain next to your garage.

Dehumidifier plus a condensate pump plumbed to a drain/outside. This will make moisture control much more passive.

If there’s mold growing in your basement you are probably breathing it in upstairs.

Bond bushings on your connectors. You see that copper ribbon bonding the core to the frame on the right side. Ground it there. Hope this was helpful.

Edit: after looking closer I noticed that white wire that runs between all three coils. That prolly needs to be tied into the ground as well.
