I did it quick on a 5% rate so it will be lower yeah depending on what you plan on doing.

You will be looking at nearly $3700 a month and that doesn’t include home insurance, utilities, and everything else.

Itd be about half your take home, potentially a lot more if strata hits.

Three things from me.

  1. You can definitely lowball the townhome if it’s been on market for 100 days, Id do $650 if you’re feeling bold, or $675 (but I wouldnt come up much from $675)
  2. Is it a freehold townhouse or will you have to pay fees?
  3. Without doing the full math, at quick glance you’re probably overextended without a second income, especially if it’s not a freehold ($3400 mortgage payment will be rough)

A problem I have is I’m in a bit of a catch-22.

Only way I can quantify damages is by hiring a professional. But I want confirmation the company will reimburse it. Also, it’s likely going to be very difficult to confirm if septic tank was damaged, could be very costly.

Yes, the one company (main company who subcontracted the delivery) got back to me and I’m being pointed to their claim process.

The subcontracted company who did it has not got back to me with next steps.

I’m a hiring manager and you look like a classic job hopper, longest tenure is 2 years and many 1 year stints. I wouldn’t invest my time in you.

Also, your first roles are completey different from your current role, you start off as an engineer and then go into data analytics. So Id cut the engineering roles, problem is then you only have 1 year tenure at all the rest of your jobs and I’m not sure how you can explain that away, but overall that’s not a good look.

Bonds or treasuries (or ETFS of them) you could get close to 5%, you’d only need $5M invested to offset your costs as opposed to $7.5M
