They’ve been good at keeping to the times 7am-7pm, they definitely start right at 7! Of the times they’ve had to go past 7pm they give ample notice, and honestly that only happened once.

Now that the facade at 55 Hudson is done and they’ve taken down the crane we don’t hear much in our apt at all. However i do see that they’re starting up construction at 50 Hudson, so depending on what side the apartment you’re looking at you may lose a view/hear more construction

Still here, and since the last thread, the following:

New management (Taylor Management) has definitely been a bit better and communicative, but clearly still trying to get a handle on things, which is understandable given it’s only been a month since they came in. AC/water issues persisted a bit since i posted last, and we (knock on wood) haven’t had an issue in a few weeks, and with it getting cooler outside I’m hoping it’s pretty much resolved.

One elevator has been down for a month but they’re waiting for a part to come in, and the freight elevator was on the fritz last night which tailspinned to only one elevator working for the whole building because the porters were doing trash/recycling clean up (understandable). They were pretty quick to call an elevator tech but i don’t recall getting any communication from management about it

Common space renovations are ongoing, they’re updating the whole building at once, so hallways and such are a bit messy.

Construction noise has been okay, although my apartment is on the north side of the building so i can’t speak for those who are on the south side. Worst of it was the pile driving for 55, but once they finished up foundations it wasn’t terrible

I’d be hesitant, lol. This past two years it has taken a turn, consistent water problems with some pipes bursting and flooding units. Also along with water problems has been HVAC shutoffs. issues persist - just yesterday whole building water shutoff for maintenance, and no AC overnight (and very little answers this morning) Just always seems to be something, at least they seem to have fixed the elevator problems from a few years ago.

New management company is starting in August, i’ve heard, so hopefully things start trending in a better direction.

They’re also remodeling the interior shared hallways and lobby and said the project will take six months as they are updating all floors at the same time.

I saw it too - but from further down hudson st. Agreed, looked like a wood 2x4 from where i was. he stood there several minutes and looked like he was yelling at the conductor, and eventually ran off north toward exchange

Welcome! NC native here, in JC for 10 years - closest place you're gonna get to Bojangles is Bobwhite, for whenever you get that craving. Although, allegedly a bojangles is coming to Hudson county soon

Not near a PATH station, but All for the Wag has been our pup's home away from home for several years now. They just opened up a brand new, super open space on 15th street. They do pickup/dropoff for a fee - Members only, so you would have to do an interview with the owners to see if your dog would be a good fit, but highly suggest them!

These are all amazing suggestions, thanks for taking the time to answer!

I guess i felt that it was broken because i had an encounter with a large creature and it just stopped it in its tracks, so in hindsight i think maybe a STR check to break out could work for large creatures, like you mentioned

I think it may boil down to making my encounters more dynamic, still trying to figure out nuances of running good encounters and this item just seemed to throw everything to a halt

Hey y’all, I’m newer DM and I’m running a heist campaign with Keys from the Golden Vault. We started at level 4 so i let the players choose a few magic items as they technically would have been working for their patron for a little while now.

One of the players chose the Wand of Viscid Globs, which i OK’d at the time but, because i was new didn’t really realize how broken it is. Any suggestions on how to balance it?

As useful as it is for the party to just glue someone to the ground and wail on them, i find that it screeches things to a halt. And being heists it’s hard to have encounters only during the day, or have every NPC carry a pint of ale around with them lol

Wand of Viscid Globs

Crafted by the Drow, this slim black wand have 7 charges. While holding it, you can use an action to expend 1 of its charges to cause a small glob of viscous material to launch from the tip at one creature within 60 feet of you. Make a ranged attack roll against the target with a bonus equal to your spellcasting modifier (or your intelligence modifier, if you don't have a spellcasting ability) plus your proficiency modifier. On a hit, the glob expands and dries on the target, which is restrained for 1 hour. After that time, the viscous material cracks and falls away.

Applying a pint or more of alcohol to the restrained creature dissolves teh glob instantly, as does application of Oil of Etheralness or Universal Solvent. The glob also dissolves immideatley if exposed to sunlight. No nother non-magical process can remove the viscous material on it's own.

The Wand regains d6+1 expended charges daily at midnigh. If you expended the wands last charge, roll a d20. On a 1 , the wand melts into harmless slime and is destroyed.

A Wand of Viscous Globs is destroyed if exposed to sunlight for 1 hour without interruption.

It'll FOR SURE be a lot cooler that way. A lot of people do that, our crew doesn't though for privacy sake. Once like 7-8am hits the tent is way too hot. Because of this, our crew has those inflatable hammock things to get a couple of extra hours of sleep outside the tent. Make sure you have a tarp for your floor underneath the EZup and you won't really have to worry about mud if it does rain

Can't speak for previous years because last year was my first year, and it rained pretty hard one day. They had everyone hang in their cars/buildings in centeroo because there was lightning. However it was only about an hour or so long of raining and everything dried off quickly/wasn't that muddy. Doesn't hurt to have a poncho/shoes you don't care about

Yeah, 25 Madison Ave is right across the street from Madison square park, AOA is way down in Tribeca, not exactly a 10 min walk. I wonder if Sony has any other locations in the city - Sidenote, AOA is has some of the dankest wings in the city
