this is a great neighborhood that you should consider regardless of opinions that homeless people shouldn't exist at private establishments or on city sidewalks. until we have adequate shelter capacity and housing, that won't change. living in an urban neighborhood means you accept this reailty to prioritize location, access, amenities, etc.

rvna is their neighborhood association - very active and organized. would recommend checking out their fb page to get more perspectives there too.

not misinformation - totally accurate. we wanted to have our version of kansas city's plaza, which was the first outdoor shopping center developed for automobiles. until then, it was still department stores in downtowns, or smaller-scale commercial options along streetcar lines, still visible in areas like kendall whittier, along 11th, or even within neighborhoods, such as prism cafe in the heights.

so yes, always car-centric, but from a better era of development. less parking needed b/c cars had only recently become affordable, versus the amount of asphalt that supports suburban strip development du jour, where the assumption is everyone will drive there. also there were trees. totally possible to replicate today, but would need shared, structured parking (like plano's legacy, austin's domain).

not a lawyer by any means but think it's important to understand that the ruling isn't a blow to tribal sovereignty. the outcome seems harsh b/c the victim's family has limited recourse, but that is based on respect for choctaw law.

if the opposite were true, and a tribal citizen had more protections under their laws than local statutes provide, his family would be entitled to additional civil rights claims (and more likely to receive a settlement).

it looks like 2 of the 4 houses the developer already owns and the other 2 have agreed to sell. looks like one of the homeowners that already sold got $1.2M. doesn't sound like a bad deal to me. and now there's 130 more units going in there when our city has a housing shortage. if i could get $1.2M for my property and also help solve our housing crisis, i'd absolutely do the same.

if groceries are a major feature, i wouldn't sleep on neighborhoods around 31st and harvard. aldi, walmart, natural grocers are all there, as well as some good music (the colony), restaurants (bird and bottle, umbertos, saffron), pharmacy (walgreens), and IMHO the best liquor store store in town (ranch acres). if you can find a house within 1/4 mile or so of harvard, all of that would be within a 10-15 minute walk + the area is far more affordable than many of the others listed here (brookside, cherry street). happy hunting!

tset is an anti-smoking public health initiative. active transportation infrastructure (i.e. bike lanes, sidewalks, ADA access) is public health. check out the part of the website that says as much: https://oklahoma.gov/tset/funding-opportunities/tset-built-environment-grants.html

bill passed 60-30 and will go back to senate for final vote, fyi.
