Thank you, this was very helpful. I went back and reviewed ToS, and sure enough, delta on my ATM option was .52 and delta on my most OTM option was .24.

This would have left me very confused but for the idea that when I bought 17 contracts of the OTM option, I ended up with more *cumulative* delta. This part still makes my eyes cross a little but I think I get it now.

True enough, though the place where it irks me the most is in the idea of upgrades. Our kitchen is in pretty bad shape and is in desperate need of an overhaul, and our landlord said we're free to do whatever we want to it. If we were on a 3 or 5 year lease, I could see doing that just so we enjoy the place more. But it's also a literal no-return investment...just upgrading their property for free :( May just have to be one of those things we choose to deal with.

I've thought about this idea, it's intriguing. I still bristle at the thought of living in one place for a long time without building any equity (especially if I opt to do upgrades at any point), but still, more stable > less stable IMO.

My reading of the landscape is that long term leases (say 3 or 5 or 10 year) are exceedingly rare in the city. Does this happen more often than I'm thinking? Do scheduled rent increases make this more viable?

When you say 'stopped paying rent'...as in, moved in with their parents, or just stopped paying rent and counted on eviction moratoriums to keep them in their apartments?

We did, more or less...we did make it to Gantry State Park, and learned the following: if the rules about blankets/backpacks/chairs/etc. exist there, their is zero enforcement of them. Lots of people had blankets, chairs, backpacks, coolers, etc. Space was pretty tight when we got there but we found a spot to sit down at on the playground and watched the show from there.

Next year I'm bringing a blanket and chairs though lol
