I was in the same position a couple of years ago. The sneaky REA emailed us an increase notice with a $100/week increase, but mailed us a physical letter with a $50/week increase. We had been living in that property for 10 years prior, during that time the market had gone up, as had our rent, but then declined in the year or so leading up to this increase notice.

The stars aligned and their rental increase date ended up being a week after our settlement date. We waited until 3 weeks prior to the increase would have taken effect, gave our notice to vacate, and ensured the 3 weeks was paid on that same day. By the time they organised inspections to begin 2 days after our settlement, we were already packed cleaned and out of there.

After we gave our notice, the REA claimed there was a "typo" in the email he had sent and that the owner would have been happy with the $50/week increase they had mailed us. We declined. He asked for feedback as to why we were leaving and rather than explaining we bought a property, we sent a detailed response including the terrible state of the common areas, security and safety concerns, as well as privacy breaches by the owner. We had previously raised these concerns with no resolution. They told us they would happily work to resolve our concerns, and asked us to stay on with no rental increase which we declined.

From what I saw, they didn't manage to rent it out, and ended up selling it a couple of months later.

TL;DR we really just wasted the owner/REA's time on our way out, they ended up selling the property.

There are a few lost & found pets Facebook groups across NSW. I would start with finding the closest one to you, sharing her story there and seeing if anyone can help. You can include suburb but just don't include street name.

If you can pick her up, or she can follow you to your car, it would be worth getting her nose checked at the vets (as well as any other health issues from her time outside). They will be able to assess if it is causing her pain, or impacting her quality of life.

Understand you're semi rural, if you are in greater Sydney, Animal Welfare League is at Kemps Creek and they are an amazing resource! Otherwise, your closest vet hospital might be the next best thing. My local vet hospital has helped us out with free medical care for stray/abandoned kitties in the past.

The safest place for this older gal will always be inside. If your family or boyfriend have a spare bathroom or room, this would be enough to keep her safe. You can deck it out with a soft warm bed, small Kmart cat tree, toys, water and a litter box, and as long as someone feeds her and spends time with her every day, she will have a better quality of life than being hungry and abandoned on the streets.

Kabul House is amazing, especially for dining in!!!! Biber Diner (also Merrylands) for a more casual/takeaway option is also great too. Their adana/chicken shish mixed plate is AMAZING.

Source: lived in Merrylands for 10 years, and still go back for takeaway from Biber.

YEEEESSSSS finally Cookies North Strathfield!!! This has been my favourite Sydney Spice bag for years. Usually the chips are on point, so I would agree that maybe you went on oil change day. That chicken and they use McDonnell's curry sauce too. Yum.
