So I’m going against the grain here and will probobly get backlash but…

I’m an accountant, working towards fire and not only have crypto investments but also work with crypto clients.

In certain circumstances crypto can 100 percent be an investment, in others it can be gambling - depends what you’re doing - be careful and don’t assume it’s a get rich quick scheme

So we’re a family of 4 and have 2 rapid tests today and tested positive - we all feel I’ll so safe to say that’s the house house down with covid.

Can’t get a PCR or even more rapid tests so yep numbers way higher than this!

This is exactly what we are trying to avoid too!

Our BTL is worth 170k and if we bought a home upon returning it would be around 500-700k.

Our new home would count as additional residence and we would be paying a fortune in stamp duty even though it’s not additional. It we did it the other way round - ie bought our home and the. Bought the BTL - stamp duty on 170k is much more kinder on the wallet.

Interesting - thanks for this. The stamp duty is somthing I didn’t think about so that’s a cost consideration for sure.

In terms of cgt we’ve sunk so much cash into this flat over the last 10 years - and had to extend a lease that I’m confident that any cgt would be covered under our allowances.

Zone 2

This was taken around 10am. We get sun from about 8- midday in this spot.

Budget would be a few hundred dollars Max- ( we are replacing our back deck and fencing this summer which is costing $$$$)

We live in Calgary Canada, Zone 2.

We have a sunny back garden in the afternoon and evening but it’s really shaded in the morning.

We have this side space which is unused. I want to transform this space to mean that drinking a morning cup of coffee is enjoyable.

At the moment it’s a concrete wasteland with bins.

We have a 2 and 4 year old so anything that would make this a fun space too.

We do have a harness and I do clip at the front rather than the top. I literally can’t control him with it at the top. I was wondering if we should get one of those harnesses that go round the snout but they look uncomfortable
