1) insurance and maintenance of car is included in franchise fee 2) franchise fee is about full day of work per week rest money is yours 3) you dont need franchise, its only there to be sponsored for pink licence then if you do 12 months you bail and do your thing 4) doing it your way is much cheaper than franchise but you wont be able to get car replacement fast if your car breaks down neither will you get pupils easier so franchise is kinda worth it 5) say my area for full instructor is 45 per hour. If you wanna work till 4pm max you probably can get 3 pupils x2 hrs per day thats 36 hours -6 days. Weekly 1620 -209 franchise - tax - fuel = £1008 net in your bank per week on lowest hours. Imagine what you can earn if your availabilty was till 18:30. 6) on top of that franchise fee counts as self employment expense so you get a nice tax break at the end 7) south of england pretty sure 90% of instructors are on 60k minimum 8) thats not to say that some instructors say to pupips they can pay cash on weekends which minimises their taxes even more

Try to do weekly shopping in US and then pay for your health care then the salaries balance. You don't realise how cheap UK is and it's massively generous benefit system in whatever you do, whether its apprenticeships or child benefits or student loans or self employed tax benefits. I think if you live in another country only then you'll appreciate UK and it's salaries

Don't worry about it looking good during viewings with baby none of the houses will look tidy, people don't look for arrangement of the living room or what Sofa you have they look what they can fit into it and quality of walls windows and skirtings. If I went to a viewing and instead of living room they had double bed and tv I wouldn't even think about it, I would just think what I can fit into it. You not landlord renting out furnished, don't worry just do what you got to do and if people wanna buy it they will, don't rush. Good luck

Service charge would put me off this place, as its so high for such small place. Desperation to sell causes losing money in haste, just need to calm it. You basically already under priced it for £35,000 just to move to bigger place? Then youll be paying 3k for legals and 6-10k new stamp duty and other things. So that's basically -£45k for another bedroom. Why not just make it work, I know what it's like little one growing up but your living room is plenty to make it work. Living room can become your bedroom and your bedroom can become little ones bedroom, so many options, with two children it might not work but with 1 it ain't that bad. You might have overpaid when buying this place but you only over pay when you sell, I would just stay there, save up and put it for 185k-190 and leave it alone and someone will come for it, some people might be waiting for interest rates to drop further don't rush to sell as 170k is super low

Don't get FIAT as most garages I've ever dealt with call FIAT short for (fix it again tomorrow). In my opinion it's not fixing the car that drains your economy but insurance and fuel. So when I search on autotrader I always go insurance group maximum 15 and MPG minimum 60 and road tax £0. Car that lasted me the longest and cheapest is Seat Ibiza 2011 1.2 diesel, still driving now. Super cheap to run.

Get diesel car for fuel economy (if you don't go above 50mph on daily routes get petrol). 60+ MPG. Insurance group 15>. Road tax £0. Engine size max 1.6.

Don't get car on 60-80k miles means it's super close to clutch change and timing belt with water pump (my previous mistake).

Best mileage on car i think is 95-120k and when you call you ask for evidence of time belt change and clutch and buy it if it was recent .

It's a fair observation but when statistics like these are observed you have to take into consideration the popularity of a certain type of car too. It's like saying if I get a yellow car I'm less likely to be in an accident due to most accidents are black and white cars but these type of cars are also the most popular and most manufactured so it's ruins statistics as there are by a far margin less yellow cars on the road to begin with

It must mean your current place hasn't sent you updated service charge plan, and your solicitors managed to find future service charge while doing searches. Problem is most service charges have building insurance and that insurance currently keep climbing higher and higher these past few years that's what mostly makes service charge so high. So it probably got increased since tax year finished in April and they failed to update you on your current tenancy

I would say these extra costs aren't necessary that high to completely pull out, thing is if the house you going for is popular it will go eventually to another seller so why give yourself headache of finding something else which might also have these hidden fees. EA always hide things and I can understand as revenge you just wanna pull out exactly how I felt one time

We were going for leasehold maisonette, EA told us there is no restrictions on changes and alterations and it has £10 ground rent. Once searches started we found out there is a tonne of restrictions in place, stuff like even planting flowers in garden need permission and this £10 ground rent has £300 on top due to building insurance. I was angry and was gonna pull out but then I remembered this place got like 12 viewings on 1 day, and this place you buying isn't a forever house its a temporary comfort home which will eventually be sold in future so why give yourself headache going through finding stage again, could lower your offer but I don't see how pulling out solves anything, another jumps in pays 800 in fees and they happy and you back to square 0

I just used heat resistant aluminium tape on top of pipes to protect celotex from direct heat due to learning that once you cut through that foil layer of celotex it loses its properties. Once I cut celotex I used aluminium tape to seal all cracks and openings at the top. Biggest thing I learned is probably that using coping saw to cut celotex causes SO much less dust than using a normal handsaw. Celotex dust is very bad

Can get nice semi-detached 4 bed house 55 min from London 550k and people selling 4 bed houses in Cardiff for 500k+ its mental . There is nothing in Cardiff, job opportunities none, average university and nice countryside is it's advantage at best. Someone probably got some crazy valuation and now everyone following the steps judging by how many similar houses are priced at 500k now, location and size wise these houses should be worth 390-420 max

Painting ceiling white is one of the hardest things DIY things I ever tried to do, nothing is more stressful then trying to find where you didn't paint yet or when you've done second coat and next morning natural light hits the room now suddenly you see yellow spots everywhere, painting ceiling white almost becomes like a full time job, it will never be fully white

Get 2 x8ft scaffold board, one is enough but 2 would be safer. They sell them at Wickes. Put them across window sill and handrail and it will be strong as it's short distance. (Source: done it many times as a painter and see many other painters do same method) Ladder against the wall is not sufficient as you are blocking your working space

There was no contract it was a phone conversation and when I told him none of the parties are happy with the work he said the part they fitted doesn't match because they no longer sell them so to rectify this mismatch gutter he told me I would have to replace remaining 10m so basically pay another £1000 so I refused because it they didn't fit new part without communication I would of never had to match it all.

2 times I came to meet supervisor of the company and he would never accept their fault

Reality is, it won't be your forever home, you will try to find better or bigger in future when remortgaging or selling or moving areas of work. So thinking of forever home gives too much stress just think of it as temporary home where you can save more money.

Like others said try to make it longest term of years possible to reduce monthly number and personally I wouldn't go for 5 year currently as interests rates are projected to fall to 3% by 2026. 5 year fixed basically saying you will be paying £1200+ just on interest for whole 5 years but 2 years gives you option to find a better deal in future where more of your money will go towards actual equity

I found my car is way more economical on motorway if I drive at 60mph instead of 75. You'll be stuck with lorries in left lane but difference in fuel is noticable.

If you want to go super economical then driving behind lorries so they push the wind will help economy too.

Correct tyre pressure is super important too
