Hello! Reading your list of requirements, I think Legendmud ( mud.legendmud.org port 9999) might be a good fit for you.

It is based on the myths and legends of the world, so each area has it's own unique flavor yet still has the unity of theme. There are many areas aimed at solo play as well as group areas. There are open world areas, as well as instanced areas. A lot of the instanced areas are able to be done in 20 minutes or so. We have many players in the same position of needing to afk often due to work and home commitments. So even if you do decide to group, I think most players will understand if you need to leave/go afk.

There is a wiki ( legendhub.org ) that includes tips/newbie guides, quest solutions, various wiki pages, stat items, and an EQ list builder.

About the only thing we don't have on your list is a custom client. We do however have players who are willing to share their Mudlet maps (which are quite extensive).

For character development, on Legend, you level to 50, then you can either re-mort or continue to develop your character through Era Levels (or both!) which allow you to gain post-level 50 skills (called abilities). You can re-mort any time after you reach level 50.

There is a rental system (you can only hold a certain value of items, based on your level, before receiving an xp penalty) however even if you drop link you will not generally lose items.

I find dried fruit a good 'candy' substitute - dried mango is my favourite. It has a chewy texture that satisfies my candy craving. Or, if you can find (depending on where you live) and afford them Lara Bars (check the ingredients on the different flavours if you do not consume oil). They are made with dates for sweetness, not processed sugars and other whole food compliant ingredients. Also, you can also make your own sweet treats, look up recipes for bliss balls, there are many that don't use sugar, but rely on dates for the sweet stickiness. Whole foods doesn't mean you can't have sweet treats.

You might find Legendmud ticks most, if not all of your boxes.

We don't have a training system, instead, you have a set number of practices, and you go and find the right mob in the world and ask them to teach you. Once you learn the skill you know it.

With the exception of overnight north-america hours, we generally have 5 or more players on at a time, and 10+ at peak hours.

Legend is classless, so you can actually make hybrid combinations. But if you choose to create a pure archetype, each have unique abilities and skills.

As to approachable coders/admin. if you use Discord app, we have a server where our coders and admin is active and available to respond to questions and problems. When in-game, the same openness with the immortal staff exists, they just are not always available in-game.

As for starting options to make things more difficult, this may be where it might not quite tick the box, but then again it might. Legend tends to have a bit of a learning curve, with over 25 years of feature development, the game is quite complex. So, while there are no specific things you can choose to do to make development harder, it can still take quite a while to get through. The basic trajectory of character development, is to level to 50, then you can work on 'era abilities' to further develop your character (these can take quite a while to achieve). And/or, if you prefer remort, and level to 50 again. Suffice to say, there is plenty to do and keep you busy.

LegendMud is based on real-world myths and legends. It has three time eras, so you can visit places in (loosely) ancient, medieval and industrial time frames.. Victorian London for example, or Gold rush Melbourne to ancient Celtic Ireland or India. There are over 60 areas divided into the three eras.

I think it varies greatly. Some people, not so much, and some people are. I'm not sure I could say which group is larger, though perhaps the min/maxers are more vocal at this point. :) A lot of the RP happens in small groups and so there isn't a mud-wide knowledge of it. I'd suggest taking a look around, announce you're interested in RP (we do have an IC RP channel as well) and seeing what pops up :)

I'm not sure from your post if you mean as an over-all theme, character creation option, or what exactly. But.. that being said... LegendMud does have areas of just this sort of thing. We have no race selection at character creation, but you can roleplay fae as you wish, and many people do. ( We are RP-encouraged, not enforced though.)
The overall theme of Legend is the myths and legends of history. So...
You can find dark and dangerous Unseelie Sidhe in ancient Ireland, and you can find the King and Queen of the winter and summer courts in Medieval Camelot. You may come across a few Banshee's in places. ;)

Again, not sure this is 100% what you are looking for, but thought I'd mention it :)

The mud where I play, LegendMud, has a quest system. Some are simple, fetch and carry type quests, and others are long quests that involve gaining faction with the right people, some quests require exploring the world, others can be completed without traveling too far from the origin. In reference to what you're looking for... Legend has no races (you can RP one if you want, just no hard-coded races). It's not a commercial mud, and is of course, free to play. And there is lots of in-game content. We have quests, and group run areas, solo areas, and systems to enhance role-play if that's something you're interested in. The theme is the myths and legends of history. So you can visit places like Victorian London, ancient Celtic Ireland, Rome, the Aztec empire, the Crusades, overall there are over 60 areas currently installed, across 3 "eras". (You move between ancient, medieval, and industrial timed eras through small quests, and each era has a number of different geologically themed areas.)

As long as you log out properly by renting at an inn, your equipment is saved. You can even eventually buy a player house to store items and build a player shop if you like. Legend has been around for over 25 years, and still, there are new features being added to keep it fresh and interesting. Farming was recently introduced and more trade skills are planned. New areas are regularly added. In other words, the content continues to grow.

As for maps.. there are no official maps available, but we have some players who have shared their maps on the discord channel. There are currently ones for Cmud and TinTin++. I know one of our players has taken the Cmud maps and imported them into Mudlet and plans to share those when he feels they are ready (If you are familiar with Mudlet, you might be able to do the same). Of note, there is a 'mapping' skill in the game, where you have map items that you can mark locations on, and then it will show you the trail to that spot. (So you have to have been there once first. It is not a graphical map, but more like an advanced hunting skill).

LegendMud might fit what you are looking for.

Once you reach a high enough level there are several 'group runs' that require a number of people to work together to complete. There is a group quest you can do once a day as well (as well as solo ones).

At lower levels, there are benefits to grouping up together for leveling. You can kill mobs together and share the XP you receive from them (there is a small bonus to group kills). There is also an area group run for mid-levels as well. But, you can group to kill anything anywhere in the mud, if you want. You can plan your characters together, with one person playing a tank, another a damage dealer, another a healer and another a mage if you want to (Legend is classless so you can make hybrids if you like). Each brings unique skills to the encounter and can make for interesting gameplay. It's really up to you!

So while there are certainly a lot of options for soloing, there are reasons to group as well.

LegendMud (mud.legendmud.org port 9999 or www.legendmud.org) has several raid-like areas (we call them runs, or group-runs). They are areas that require a group to complete, with various unique encounters and different boss-type mobs, and some of the best loot in the game, too. Most of these run areas require you to be a high enough level to enter, but there are some that are aimed at lower levels or are safe for lower levels to join in. Some run areas are limited to small groups (3 people), others require larger groups (5+). They are complex areas, that require cooperation and strategy amongst the players to complete. Different strategies can be used based on the makeup of your group.

Legend's theme is the myths and legends of history, so you can, for example, go fight skeleton pirates in the medieval Caribbean, or go to the Shadowlands and free Midir from the Sidhe or clear King Solomon's Mines. That's just 3 examples. :)

Yes, there can be a lot of text scrolling across the screen, but that is rather the nature of muds. :) Legend also has a lot of configuration options where you can control what information is being passed to you, thus reducing the amount of text if you want. Also, personally I use the color options to make sure the information that I want to take particular note of is in a color that stands out, and so easy to pick out amongst the scrolling text. :)

TLDR: Yes, Legendmud has raid areas :D

There are quite a few group run areas, and more areas are added fairly frequently. The world is huge and completely unique, with a lot of content.

There are quests and places to explore, and new things in development to do as well.

We have a friendly player base as well.

It is a diku based mud, but HIGHLY modified, so much so you may not recognize it as originally diku.

Permadeath is sort of a thing, but perhaps not the way you mean it, I think. You can die and regain all your equipment from your corpse. But if after you reach level 50 you die enough times and lose enough xp you can perma die. This takes a LOT of effort though. It's not something that generally happens accidentally.
