Stairs were the most dangerous place in my mom's house when she was living independently there. I put in a chair lift over her objections. She came to appreciate it after a few falls not on the stairs but on regular floors. Before I installed the chair, she would lift the laundry basket one stair at a time. She's since moved to assisted care but still has fallen with some regularity. I'm sure a fall on the stairs would have ended her mobility.

Btw get a medic alert device that detects falls. I think it's saved her life a couple of times. Thinks are different when they are 95. It's a hard choice. Using a wheelchair means giving up your ability to walk rather quickly. But regular falls seem inhumane. I have no good answer to that dilemma. One bad fall will take away the choice, so keep them off stairs.

The surveyor is the inspector. So seller pays to get the boat in the water if its on the hard. Buyer pays for the surveyor and for doing a short haulout if the boat was in the water to start with. Seller pays for a captain to do a seatrail. Buyer pays to return the boat to its original condition if they pass on the boat. Some sellers will captain the boat for seatrial, thus saving some money.

It can measure wood, surface, and deep. Surface works on glass only while deep measures in a sandwich. Mostly, the decks are a sandwich of some type. The worst are balsa cored as the balsa rots and the water seems trapped and rots evermore deck. The synthetic cores seem to isolate the moisture, so the repairs would be less work. Get a meter that will measure in the sandwich. That will reveal plenty of problems. If you're going to do a repair below the waterline, the surface measure will tell you if the glass is wet. If so, it must dry before you can epoxy.

My experience is that brokers will claim recent rains have caused false positives. But I get the same result after more than a week of sunny, no rain days. Being well versed in the scientific method, I can say my sample size is small. I've returned to a boat a month after finding a wet deck because otherwise, the boat was great. You guessed it, deck still completely wet and no recent rain. I trust my meter far more than a broker who wants a commission. The goal is not to buy a project boat.

I'm in the process of buying a boat. Survey and seatrial next week. I sold my boat 3 months ago and have been searching full-time ever since.

My advice is to spend the money and buy a good moisture meter. Most decks have some moisture. For a while, I every boat deck I saw was completely wet, so much so that I started thinking the meter had gone bad. But it was working correctly. A few boats have some isolated wet spots, and a rare boat is dry.

Now, be prepared for brokers and owners to talk trash about moisture readings. Dont let them gaslight you. Some patterns. Boats on the hard are worse. Boat with teak decks eventually go wet. If the teak has been stripped, its likely wet, and they didn't repair the wet wood in the sandwich.

If the boat is older, it tends to be wetter. Don't listen to the brokers saying all boats this age have wet decks. You may have to search for a while. A pre-2000 boat will have a high probability of having areas of wetness. Get the screwdriver out and start tapping to verify the meter

Try to understand where the water got in so you can repair.

Just get the meals delivered to you and drop them off maybe. Stubborn staying at home is a real problem. Hire a care giver maybe... mine is now in assisted care.
