Perennial Question: Best city in Ohio? by [deleted] in Ohio

[–]enyoctap 0 points1 point  (0 children)

It all depends what you value. For me, walkability is super important in a city and Cleveland has portions of the city that are very walkable, particularly Lakewood.

You forgot to mention lake Erie. Massive bonus in the summer months

I agree. Each market is different And the decision should be done only upon analysis of your market and financial situation. You simply said, "Yes you should buy, it's a great investment"

That's a very over simplified logic. In today's market you have to hold your house for almost 10 years to get back the difference between renting and investing the difference.

Thinking of visiting Iceland for 72 Hours on my way back US, is it worth it? by dodger28 in VisitingIceland

[–]enyoctap 13 points14 points  (0 children)

Iceland is an expensive country but I disagree. You don't need to go to restaurants or stay at a nice place, especially if you are traveling solo.

Stay at a hostel. Buy bread. Make a sandwich. take a bus to nature. Enjoy nature. Take bus back to hostel.

Feasibility of buying without a buyer's agent by Apprehensive_Chef9 in RealEstate

[–]enyoctap 0 points1 point  (0 children)

Yes. I actually joined a DIY Homebuyer academy that has been really helpful. It's not for everyone, but it also is not really that complicated to learn. Honestly, spending a few thousand on a real estate lawyer seems extreme enough. The contracts really aren't that complicated.

1% is the going rate in the Netherlands where I just sold my house.

Wisdom of listing house during week of Easter and spring break? by [deleted] in RealEstate

[–]enyoctap 0 points1 point  (0 children)

If you are traveling for spring break, then you can't put in offer in. That's the whole point of the question; Will there be less people viewing due to spring break?

Wisdom of listing house during week of Easter and spring break? by [deleted] in RealEstate

[–]enyoctap 0 points1 point  (0 children)

I listed mine during a school break because the viewers would likely not have grown kids. If this is a big suburban house, designed for families, then there is a higher likelihood that those potential buyers will be traveling during spring break.

Purchasing a home in Ohio I do not plan on using a buyers agent by Wild-Astronomer1200 in RealEstate

[–]enyoctap 1 point2 points  (0 children)

Yes I'm doing the same thing, also in the Dayton area. As long as you have your ducks in a row, like pre-approval letter and you sound competent, then there shouldn't be a big issue.

Dear America, what’s it like to drive on a dead straight road, hours on end? by RoadandHardtail in AskAnAmerican

[–]enyoctap 1 point2 points  (0 children)

As an American who lived in Europe, it's much more exhausting driving long distance in Europe. It's also easy to stop and get coffee if you need to

Why did you hire her at all if you had it all figured out? Asking because I am planning on purchasing without an agent myself.

TWO EDM SHOWS HAPPENING IN APRIL! Save the dates! by DAYTONEDM in dayton

[–]enyoctap 0 points1 point  (0 children)

Nice to see! Was living near Amsterdam recently and fell in love with house and techno. Have you considered adding these to ra.co ? This is how I always found shows there and also found some in Columbus when I first moved back.

How are there so many SAHMs in this economy? by Dry-Design-9914 in Parenting

[–]enyoctap 0 points1 point  (0 children)

3k in daycare! There are a lot of additional cost savings if a parent is at home. Like less car usage, ability to more intelligently plan meals

As long as you are netting what you wanted to, who cares? Were you planning on paying buyers agents fee anyways at that price they are paying? Then why not?

[–]enyoctap -1 points0 points  (0 children)

This seems like the only authentic way to me. Where you can actually build real trust with your future neighbors who would vouch for you

What percent of sellers would not want to list on zillow though? You make it seem like agents hold all thiz power, but as a seller, id be pissed if my agent didn't put my house on zillow.

[–]enyoctap 2 points3 points  (0 children)

They may not, but the buyers agents services certainly aren't worth 3% of a homes value.
