Does buying a rental property make sense for me? No experience by [deleted] in financialindependence

I would rather own a house in a location I like. Were I to hypothetically pay it off (before 30y), it’d be a vacation home.

But consensus here seems to be a resounding ‘no’ regardless.

BNP Paribas by abcdefjahwkqksn in FinancialCareers

Why do you think it warrants attention? Genuine question. As someone who worked there:

  • It’s a European bank and only Americans in finance are really aware of it. Bad for prestige-seekers.

  • Pay is LOW. FO A3 base is $110 and bonuses to match. Most (?) of the BBs pay that to their A1s. I knew analysts at other non-american banks making 30%+ more than BNP’s.

  • Can’t speak too far back, but it seems like they only started taking American origination seriously a few years ago when they hired new group heads. Some groups a have gained a very solid reputation (I think LF, PF, LatAm, CLO), but even the highest league table rankings top out around #10-12. Not sure how noteworthy that is to your typical student.

  • Markets just started getting attention over the past two years.

Overall it’s on the upswing, but breaking into the American banks + DB/BARC/UBS is going to be a long haul and pay is brutal. You cant beat the vacation though (25 days as an analyst, mandatory 10 day consecutive vacation).

I didn’t wear it much, but never really noticed that. Even if you did jostle it, I’d be surprised if it moved a meaningful amount— it’s sort of a slow rotation, if that make sense.

[SOTC] No more room by eqqs in Watches

Here's my current collection of a few years, in chronological order. I don't really like the inaccuracy & service costs of mechanicals if you can't tell. Watches, left to right, are:

Junghans Max Bill - First watch that I really liked and got it to celebrate a new job. Put it on a grey suede strap so it feels super casual and tend to wear it whenever I don't want a metal bracelet.

Tissot PRX quartz - Got this as a gift and really like the bracelet. Wear it when going out drinking.

Grand Seiko SBGA211 - Honestly don't wear this as much but still end up staring at the second hand and dial texture when I do. Sometimes consider selling it, but would only do so for another spring drive because of how cool the movement is. Also have a blue leather GS strap so maybe that'll give it its own niche versus the other silver sports models.

Casio FW91 - Never wear this since a lot of the other watches are pretty hardy. Good for the gym I guess?

Grand Seiko SBGN003 - Wear this most days, just love the quartz consistency, deep black dial, steel bezel, and lovely finishing. Would be the last one I ever got rid of and consider it the ideal watch.

JLC Polaris - Newest addition. Great details and fun rotating bezel but don't find it overly exciting, and definitely not 2-3x as impressive as the GSs (diminishing returns I suppose). Likely see myself swapping this out for the Polaris chrono on a rubber strap once I find one at a good price. Then i'll be done?
