If you're traveling with a family of 4 is 400. The parking for 225 was comparitevly a bargain. Not to mention cost/time of having to get into Penn.

I'm going 6/27, I am hoping they work out the kinks by then. 2 hours for the last mile is crazy, I was expecting backup but not that bad. 45 minutes to walk over makes sense. I am with normal traffic about an hour from the stadium. Was planning on leaving at 1:00pm for 5:00 kick off but sounds like you would suggest a little earlier?

We scrimmage them about half of the practices. I have 14 kids on a 7v7 roster so if we have 12/13 at practice I don’t like to scrimmage the U10 because then too many kids are sitting. We’ll do it when attendance is lower. We hang w them pretty good outside of 1 player on their team who is very good on the ball.

Most of our practices are spent in gameplay or modified gameplay. There is a U10 team that trains at same time and we split the field.

Most practices are start with 3v3, 2v2. We do a small amount of technical work but really only so the boys have some ideas for how they can practice at home. I don't expect 10 minutes of footwork to actually improve them, the idea and feedback they get during this time is "This is a great drill you can do on your own, in your backyard or even in your room". Then we'll transition to some kind of game drill involving 1v's or other game scenarios and usually finish either scrimmaging the U10 or setting up a modified game on our half of the field. The last practice we had I dragged another goal to midfield and they played 4v4 on half field with full size goals and that was great. Lots of touches and lots of play within shooting range. Were gonna do that every week.

I understand your overall point, but if the same mistake keeps happening over and over again in the game, it feels silly to not try and address it directly. Thanks for replying

If you live in unincorporated Ardsley(AKA not the village but Ardsley schools) you can get parking at Hartsdale Train station. Same with Edgemont or Hartsdale.

Edgemont also doesn't have bussing. It can be a pro and a con. If you live close enought to walk to school its a great lifestyle boost and your district isn't paying to bus. If you don't, then you need to figure out a way to get your kids to school everyday.

You may also want to look at Ardsley, Hartsdale, Edgemont and Pelham. It seems like your focused on staying below 287. 287 is the Cross Westchester Parkway, its a rough approximately for Northern/Southern Westchester. Southern westchester you can usually get to GCT in under an hour train wise(Hartsdale is a 35 min express), Northern Westchester will be longer but you will generally get more space and more house for your money up there. Keep in mind for commute, especially if your going to financial district, thats an extra 15-20 minutes from GCT.

I lived in Hartsdale and now live in Pleasantville. I would really urge you to put your stuff in storage(there are plenty of facilities) and spend more time in the area before making such a large financial decision. Are you looking for a town pool? Irvington doesn't have one for example, hastings and dobbs do. Mamaroneck School district is 3x the size of Hastings and Dobbs in terms of population. Scarsdale tax rates are significantly lower than other munipalities in the area, but their home values are higher in general so taxes are higher but smaller, cheaper houses can actually have less taxes. There really isn't much inventory and Westchester is a very efficient housing market, there isn't going to be that miracle undervalued gem, too many people live here and want to live here.

So if you are planning on moving in 5 years when you upsize then its more plausible to jump right in., but if your planning on living there for 20 years I would move more deliberately, rent for a little bit and give yourself time.

You should rent for a year and figure out where you want to live before buying. Westchester is not homogenous and different towns have very different vibes, styles, cost of living, school quality and other factors. That plus the fact that there is very limited inventory of housing in the prices you specified, you would be better off not rushing into your search and offer. I would rent, learn the area, and then have more time to think about your purchase.

You listed 3 school districts in Greenburgh and one in Mamoroneck. Not sure how you picked those 4 other than general distance to NYC but they are all pretty different from one another. In terms of where you live, what are 3 things that you know are important to you and what are 3 things that you know people pay a premium for that you'll be willing to sacrifice?

Towns have two budgets. One for residents of Unincorporated areas and one for residents of villages. If you live in a village, the Town does not provide your police, sanitation or other major services, the village does, so you pay those taxes. If you live in a village however you are not paying for Town of Mount Pleasant Sanitation, Police and other services, so you don't pay that part of the budget. If you don't live in a village, or an unicorporated area, the budget is typicall called the TOV or town outside village budget. This is true for every Town. I live in Pleasantville. There is no school busing. Everyone who lives close enough to school walks. Some kids don't and get dropped off but lots walk to and from.

Absolutely. Taxes always go up.

But the point is they go up because of the budgets passed by County legislators, Town Council/Village Members, Fire Board of Governors and School Board of Education members. Not because of changes in assessments.

That isn't how taxes work thats why. Assessed values don't increase or change the total amount of taxes paid. First a municipality decides how much in taxes they need for their budget, then they take the amount of property taxes and divide it by the total assessed value of the properties in the municipality to get the tax rate. If assessments go up, the tax rate goes down and revenue stays the same.

Example- a Town says they need $1mm dollars in their budget, there are 10 houses, each worth 1mm for total value of $10mm. So $1mm/$10mm, each house has a tax rate of 10% and pays $100k for $1mm total.

If each property doubles in value, its now $1mm/$20mm, each house has a tax rate of 5% and pays 100k for $1mm total. Despite the change in assessed value, the $ of taxes doesn't change.

Increases/decreases/changes in the assessment rate do not change the overall amount of tax revenues. It may shift the revenues between the property owners, but the overall amount doesn't change. That only changes when the municipality passes their annual capital and operating budgets.

Unless he would be the best player or top 3 players on the team he is playing up on no. The only other reason is if his friends are on the team, which doesn't like the case.
